
According to Báo Ấp Bắc, Tay Bac Group and AEON Vietnam have signed an agreement to transfer part of the Tien Giang Service and Trading Center project to develop a mall in AEON’s signature style.
The signing ceremony between the two companies took place after the People’s Committee of Tien Giang province decided to approve the transfer of a portion of the project from Tay Bac Group, the original investor, to AEON Vietnam, as per a decision issued in late April.
The Tien Giang Service and Trading Center project covers an area of over 30,000 square meters, including residential and commercial land. In December 2024, the People’s Committee of Tien Giang province recognized the auction results for the land use rights for the project, with Tay Bac Group as the winner.
With the transfer of a portion of the project to AEON Vietnam, this is the first AEON-branded shopping center project to be invested in Tien Giang province as of now.
The transferred part of the project is located in Dao Thanh ward, My Tho city, Tien Giang province, with a land area of over 20,000 square meters, functioning as a commercial area. The total expected investment is VND 1,155 billion.
The AEON My Tho shopping center is expected to commence construction in August 2025 and be completed and operational by the fourth quarter of 2026.

For the remaining part of the project, Tay Bac Group plans to build a Japanese-style commercial street with 73 commercial houses and a central park.
Aeon currently operates 7 malls in Vietnam, including Tan Phu Celadon and Binh Tan in Ho Chi Minh City, Ha Dong and Long Bien in Hanoi, Hai Phong Le Chan in Hai Phong, Binh Duong Canary in Binh Duong, and Aeon Mall Hue in Hue.
In the financial report for the fiscal year 2024 (March 1, 2024 – February 28, 2025), Japanese retail giant Aeon Mall reported a 13.5% increase in operating revenue in Vietnam compared to the previous year, reaching 17.3 billion yen, equivalent to VND 2,987 billion. Additionally, operating income in Vietnam increased by 8.6% to 4.2 billion yen, or VND 730.3 billion.
Currently, the Mekong Delta region does not have any Aeon shopping centers. There is one project that has started construction, namely the Aeon Mall Can Tho in Long Hoa ward, Binh Thuy district, Can Tho city, with a total investment of VND 5,400 billion and a construction floor area of 195,073 square meters.
Aeon’s Approach to Mall Development in Vietnam
Aeon has a familiar approach to developing mall projects in Vietnam, which is through collaborations with local businesses that already have land allocated for commercial projects.
In April 2025, the People’s Committee of Dong Nai province issued decisions on allowing Vietnam Phat Group Joint Stock Company to change the land use purpose and lease land to implement the Trade Center and Office for Lease Project in Hiep Hoa ward, Bien Hoa city. This is the Aeon Mall Bien Hoa project.
Earlier, in February 2025, Vietnam Phat Group coordinated with Dong Nai province to organize the groundbreaking ceremony for the Aeon Mall Bien Hoa project.
Vietnam Phat Group is a familiar partner of Aeon. Together with a Japanese partner, they successfully developed and operated the Aeon Mall Le Chan Hai Phong in 2020.
In January 2024, Vietnam Phat Group commenced the Ha Long Trade Center project in Bai Chay ward, Ha Long city, Quang Ninh province. The project covers an area of over 13 hectares with a total investment of over VND 5,200 billion.
In January 2025, Aeon and Vietnam Phat Group signed a memorandum of understanding to develop a trade center project in Quang Ninh province. Through this cooperation, Aeon started the construction of Aeon Mall Ha Long in February 2025.

In March 2025, the People’s Committee of Hai Duong province approved the transfer and adjustment of the Hai Duong Trade Center project from Tuan Kiet HD Service and Trading Joint Stock Company to Aeon Vietnam Co., Ltd.
After the transfer, the project was renamed Aeon Hai Duong Trade Center, and the total investment was adjusted to over VND 1,170 billion.
The Aeon Mall Can Tho project received the Investment Registration Certificate in December 2024, with Hoa Lam Can Tho Investment and Development Joint Stock Company as the investor and Aeon Mall Vietnam Co., Ltd. as the proposed investor.
In April 2025, Hoa Lam and Aeon Mall Vietnam Co., Ltd. commenced the construction of the Aeon Mall Can Tho project in Long Hoa ward, Binh Thuy district, Can Tho city.
In Bac Giang province, in May 2025, the People’s Committee had a working session with Aeon Mall Vietnam and Newland Investment Joint Stock Company regarding a project for a trade center combined with office and tourism business. The total minimum investment for the project is over VND 3,900 billion.
Newland Investment Joint Stock Company is the winner of the land use right auction for the project: Trade Center combined with Office and Tourism Business on plot TMDV-03 in Zone 1, Urban Area 11, No. 12 in Sub-zone 2, Bac Giang city.
However, not all collaborations have been successful. One example is the Aeon Hoang Mai project in Hanoi. Since 2019, Hanoi city has received a proposal from Aeon Mall Vietnam and two partners, Xuan Nam Viet Joint Stock Company and Limited Company for Mechanical Manufacturing and General Services 27-7, to develop a parking lot combined with a trade center.
In a related development, Limited Company for Mechanical Manufacturing and General Services 27-7 has transferred almost all its shares to THISO International Trading and Service Joint Stock Company (THISO), a member of THACO in the ecosystem of billionaire Tran Ba Duong.
In October 2024, Aeon Mall’s parent company in Japan announced its semi-annual financial report for fiscal year 2024 (from March to August 2024), stating that the company incurred a loss of 1.1 billion yen (approximately VND 180 billion) due to the cancellation of the Aeon Mall project in Hoang Mai.
