In recent days, the atmosphere in many villages of Toan Luu Commune, Ha Tinh Province, has gradually returned to its inherent tranquility. The once bustling roads, filled with people and vehicles, now echo with a newfound serenity.
Additionally, the vast plots of land that were once aggressively subdivided and sold, attracting brokers from far and wide, no longer witness the hustle and bustle of crowds.
Residents of Toan Luu Commune shared that just a week ago, cars flooded in, and many outsiders inquired about purchasing land. However, that scene has now faded into memory.

“Just the other day, cars filled the village roads, but now no one comes here anymore. Those subdivided plots they were selling remain unsold, as there’s no real demand for land. This area is remote, far from the center, and sparsely populated,” said Mr. Nguyen Van Tuan (67 years old, residing in Toan Luu Commune).

In a conversation with reporters, the leadership of Toan Luu Commune’s People’s Committee confirmed that the land “fever” in the area had rapidly cooled after a brief surge. According to the leader, the local real estate market’s spike was primarily fueled by external broker groups creating an artificial “fever” effect.
“Some brokers came in to heat up the market, drawing curious locals. However, there have been no actual land purchase or transfer applications filed at the commune’s People’s Committee,” stated the leader of Toan Luu Commune’s People’s Committee.
The commune leader also noted that this land fever was temporary and did not reflect the actual local market demand.

In response to illegal land trading gatherings fueled by rumors of planning and road development, Toan Luu Commune Police promptly advised local authorities and collaborated with relevant agencies to implement measures. These included public awareness campaigns, risk warnings, and encouraging residents to remain calm and avoid herd mentality. These efforts successfully halted the chaotic influx of brokers and stabilized the situation.

Police reported that recently, several individuals from other areas exploited planning information to inflate land prices, creating an artificial fever and enticing locals to borrow money for investment. Consequently, many households fell into debt, and the inflated land prices hindered land clearance and the progress of socio-economic development projects. The land fever not only involves civil transactions but also poses risks to security and order, including large gatherings, disputes, and fraud, which negatively impact the investment environment and sustainable local development.
