New Hai Phong – The FDI Acceleration Engine of Northern Vietnam
The merger of Hai Phong and Hai Duong has created a “New Hai Phong” brimming with potential, solidifying its position as a leading logistics, manufacturing, and export hub in Northern Vietnam. In the first six months of 2025, the region’s GRDP achieved an impressive 11.2% growth rate, with the industrial sector surging 12.84% and services expanding 9.89%. The cumulative FDI in New Hai Phong has surpassed $50 billion from 1,724 active projects, concentrated in key sectors like processing, manufacturing, and logistics.
Impressive growth figures highlight New Hai Phong’s robust development post-merger.
Following the merger, the region inherited a synchronized transportation infrastructure and supply chain network. It boasts all five modes of transport – road, rail, water, air, and sea – with Lach Huyen deep-water port and Cat Bi International Airport serving as international trade gateways. Upgraded highways like Hanoi – Hai Phong – Quang Ninh and National Highway 5B, along with the East-West Kim Thanh axis, have created a seamless transportation network. This has reduced cargo transit time from inland industrial zones to Lach Huyen port to just 1-2 hours, eliminating previous logistics bottlenecks.
This transformation has fostered a more seamless supply chain, connecting production from Bac Ninh and Hung Yen to exports via Hai Phong, attracting giants like Samsung, LG, and Intel. The private sector has also experienced robust growth, with total retail sales and service revenue reaching nearly 180 trillion VND in the first six months. Post-merger, New Hai Phong has not only expanded in scale but also emerged as the “FDI Capital” of Northern Vietnam.
An Phat 5 Industrial Park (Luong Dien – Ngoc Lien) enjoys a strategic location offering cross-regional connectivity and logistics advantages.
Strategic Nexus of Industrial Powerhouses
According to the 2030 master plan, Hai Phong will develop 46 industrial parks spanning nearly 12,000 hectares. To continue attracting FDI “eagles,” the city needs not only more land but, more importantly, synchronized projects with modern infrastructure and comprehensive support services. In this landscape, An Phat 5 Industrial Park (Luong Dien – Ngoc Lien) stands out as a new project, supplementing modern industrial land while connecting with the port-logistics system, opening new avenues for Hai Phong to maintain its FDI leadership.
Located in Cam Giang commune, Hai Phong city, An Phat 5 Industrial Park is likened to a “strategic nexus” of Northern Vietnam. From here, the park easily accesses key transportation routes like the Hanoi – Hai Phong expressway, National Highway 5, National Highway 38, and major ports and airports such as Lach Huyen port, Cat Bi airport, Noi Bai airport, and Gia Binh airport. This also facilitates connections to key border gates like Huu Nghi and Mong Cai.
The strategic location offers a dual advantage, serving as both a crossroads of industrial powerhouses (Hung Yen, Bac Ninh, Thai Nguyen) and capitalizing on major projects like the Lao Cai – Hanoi – Hai Phong railway and Gia Binh airport. This enables businesses to seamlessly link cross-regional value chains while significantly reducing logistics costs and shortening transport times to international seaports and airports.
An Phat Holdings and Global ESG Vision
What sets An Phat 5 Industrial Park apart is not just its location but also its infrastructure, aligned with global ESG standards – emphasizing environmental, social, and governance factors. This foundation positions the park as more than a production site; it becomes an industrial space intertwined with long-term responsibility and value, especially as global corporations increasingly prioritize green development and emission reduction.
Spanning 150 hectares, An Phat 5 is designed to international standards, balancing production with sustainable operations. Nearly 70% of the area is dedicated to industrial land, with the remainder allocated for transportation, greenery, technical infrastructure, and a service-management center.
The park boasts numerous competitive advantages, from synchronized infrastructure to modern amenities, surpassing other regions. This includes an internationally certified wastewater treatment plant, 24/7 stable electricity and water supply, and smart planning with a significant green space ratio, ensuring a sustainable production environment. Coupled with large-scale land, reasonable costs, competitive incentives, and convenient one-stop services, the park is poised to meet the increasingly stringent demands of FDI “eagles.”
An Phat 5 Industrial Park is developed according to ESG standards, focusing on green development and emission reduction.
As a project of An Phat Holdings – a leading high-tech and eco-friendly plastics group in the region, An Phat 5 is a new industrial park aligned with global ESG criteria, featuring a closed and eco-friendly waste treatment system. The park is set to deliver long-term value to partners and the locality, from creating quality jobs to supporting the community through education and healthcare. Infrastructure development is accelerating to welcome new investors from Q4/2025.
With the capabilities of a leading high-tech and eco-friendly plastics group in the region, the An Phat 5 Industrial Park project is expected to extend An Phat Holdings’ success in the industrial real estate sector.
