Changes in real estate prices around the soon-to-be-completed Mai Dich overpass with the 3-tier interchange?

The price of apartment buildings around Mai Dich intersection ranges from 55 to 75 million VND/m2, which has attracted a lot of attention. However, real estate agents believe that this price is determined by the market and is not greatly affected by construction activities.

The purpose of the construction of the Mai Dich bridge with the elevated Ring Road 3 is to increase the connectivity capacity while reducing traffic congestion. In February 2023, Hanoi started the construction of 2 parallel steel overpasses with the Mai Dich overpass. The starting point of the project is located on Pham Van Dong street, and the ending point is on Pham Hung street (according to the route of Ring Road 3).

The construction of 2 parallel steel overpasses with the Mai Dich overpass is part of the Mai Dich – Nam Thang Long – Ring Road 3 Hanoi bridge construction project. The project has a length of about 700m and a total investment of 342 billion VND. The project is managed by the Thang Long Project Management Board and constructed by TAISE Group (Japan), with an expected completion date before March 31, 2024.

With the completion of the Mai Dich overpass, the surrounding apartments have attracted the attention of investors. According to real estate agents, the prices of 2-bedroom units (90m) at Paragon condominium currently range from 5.1 to 5.3 billion VND, while 3-bedroom units (140m) are priced from 7.1 to 7.5 billion VND. These prices do not include furniture.

However, according to real estate agents, the current prices at Paragon condominium are determined by market demand. The expansion of the Mai Dich overpass doesn’t have much impact on price increase or decrease.

Adjacent to the Mai Dich overpass is Indochina Plaza Hanoi. According to real estate agents, the current prices of 2-bedroom units (93-98 sqm) range from 5 to 5.7 billion VND, while 3-bedroom units (110-117 sqm) are priced at around 7 to 7.5 billion VND, depending on the location and furniture.

At The Nine condominium, located right next to the project’s starting point, real estate agents currently offer units with prices ranging from 65 to 75 million VND per square meter, depending on the unit, location, furniture, and seller.

According to the approved plan, each side of the Mai Dich overpass will have a 7.75m-wide urban bridge consisting of a motor lane (3.5m) and a mixed-use lane (3m), with the rest being safety zones and sidewalks.

Technically, the 2 urban bridges are permanent structures with composite steel and concrete beams, with a static clear height under the bridges of 4.75m and a static clear height on the bridges of 4.75m.

Currently, the contractor is working urgently with many engineers, workers, and machinery to complete final tasks such as installing the railing system and bridge surface materials. The construction site is fully enclosed by tin fences. Therefore, congestion often occurs during peak hours.

Once completed, the project is expected to increase the traffic capacity at the Mai Dich interchange and help solve the congestion problem in the western part of the capital city. At the same time, the project will facilitate transportation of passengers and goods between the center of Hanoi and the northern region and surrounding areas.
