Busy Start for Southern Land Notary Office

As I wandered around the notary offices in District 9 (Ho Chi Minh City) and Di An (Binh Duong) in mid-March 2024, I noticed a bustling atmosphere in some of the notary rooms. Real estate transaction files have picked up again after a period of silence.

According to reports, the activities of notary public offices in the southern region are uneven. Some areas are crowded, while others are relatively quiet. While most notary public offices in the eastern part of Ho Chi Minh City are crowded, the western part is still slow.

During mid-March 2024, we visited some notary public offices in Dĩ An (Binh Duong province) and district 9 (Ho Chi Minh City) and noticed that the bustling atmosphere has returned. Despite it being the weekend, notary public activities are still busy.

The atmosphere at the Nguyễn Thị Hồng Nhung notary public office (Address: No. 18-20 Street No. 2, Hương Sen 2 Residential Area, Lê Trọng Tấn Street, Bình Đường 2 Ward, An Bình Ward, Dĩ An, Bình Dương province) is busy on Saturday morning, March 16, 2024. Photo: HV

The Lê Đình Thao notary public office at 444 Quốc lộ 1K, Đông Hoà commune, Dĩ An, Bình Dương province is also bustling. Photo taken on the morning of March 16, 2024.

Compared to 2023, real estate trading activities in the southern region have shown signs of recovery. However, the demand is not evenly distributed across different areas. Some areas are more active than others. The majority of properties for sale during this period are low-priced secondary products, selling at 10-30% lower than market prices (depending on the area).

It is easy to see that the real estate market has gradually warmed up. Both brokers and buyers have picked up the pace. Although there is still some observation and exploration, buyers are making decisions faster compared to the previous period. The clear belief in the recovery of the market has led to an increase in transaction volume.

Even multi-billion-dollar townhouses have started to be sold.
