Strategic Infrastructure and Industrial Hub
Thủ Thừa (Long An) holds a strategic position within the Southern Key Economic Zone, located approximately 45 minutes from Ho Chi Minh City and serving as a crucial transportation hub connecting the Mekong Delta and Southeast Vietnam. Currently, Thủ Thừa facilitates trade via both land and water routes through the Thủ Thừa Canal, the Vàm Cỏ Đông and Vàm Cỏ Tây rivers, National Highway 1A, Ho Chi Minh City – Trung Lương Expressway, and Route N2. Additionally, the Vàm Thủ – Bình Hòa Tây (Provincial Road 817) and Thủ Thừa – Bình Thành – Hòa Khánh (Provincial Road 818) provide seamless connectivity, enhancing the development prospects of Thủ Thừa district.
Notably, Long An is implementing two national infrastructure projects: the Ho Chi Minh City Ring Road 3, which traverses the province (construction has commenced), and the Ho Chi Minh City Ring Road 4 (feasibility study has been completed). Upon completion, these transportation projects will contribute to a comprehensive and interconnected provincial transportation network, facilitating greater connectivity between economic zones, Long An International Port, Ho Chi Minh City, and neighboring provinces in Southeast Vietnam and the Mekong Delta.
Beyond its infrastructure strengths, Thủ Thừa (Long An) also boasts a flourishing light industrial sector encompassing electronics, telecommunications, textiles, and dyeing. This has attracted an influx of migrants and professionals seeking opportunities. To further stimulate industrial growth, Thủ Thừa district, Long An province, is actively implementing initiatives to enhance the efficiency of land compensation and resettlement for project implementation. This is a key component of the breakthrough program outlined in the Resolution of the District Party Congress XII, for the tenure of 2020-2025.
Thủ Thừa (Long An) currently houses three industrial park (IP) projects, two industrial clusters (ICs), and one Green Environmental Technology Zone (GET). Hòa Bình IP spans 117.67 hectares and features 23 operating projects, 8 under construction, and 3 in the design and permitting stage. Thủ Thừa IP, covering 170.706 hectares, has completed compensation payments and support for land acquisition and resettlement. Meanwhile, Việt Phát (Suntec) IP and Urban Area occupies 1,800 hectares, while the Green Environmental Technology Zone spreads across 1,761 hectares, both awaiting authorization for development.
Meeting the Housing Needs of Professionals and Local Affluent Population
Experts anticipate that the strategic infrastructure planning and development, coupled with the growth of industrial activity, will attract a significant influx of professionals to Thủ Thừa (Long An), driving up demand for high-end housing.
Given this scenario, the market is projected to necessitate a substantial supply of premium real estate to cater to professionals and the affluent local population. Urban areas offering prime locations, exclusive amenities, and unwavering security will be the top choices for this customer segment.
Anticipating the burgeoning demand, developer Thủ Thừa Invest has launched Agora City – an urban area situated within the Thủ Thừa administrative center. The project’s core is the new 5-hectare administrative center, contributing to Agora City’s reputation for security, sophistication, modernity, and convenience.
Agora City project is located on the facade of TL818, the administrative center of Thủ Thừa district
Strategically positioned along TL818 (with a 40-meter road width), the project provides seamless connectivity to Ho Chi Minh City, Southeast Vietnam, and the Mekong Delta via existing transportation routes, Ho Chi Minh City – Trung Lương – Mỹ Thuận Expressway, National Highway 1A, and the expanded National Highway 2. Additionally, it is surrounded by amenities such as schools, hospitals, markets, and major industrial parks.
Agora City project is progressing rapidly.
According to industry experts, newer urban areas may offer larger scale or more advanced amenities; however, when it comes to security, the administrative center remains unparalleled. This scarcity contributes to the exceptional value of the Agora City Administrative Center Residential Area in Thủ Thừa district, with its appreciation potential surpassing neighboring properties outside the urban area.
