Many real estate brokers share that the 5-day break during the April 30 – May 1 holiday is a prime opportunity to reach out and offer their services to a big pool of potential clients.
On normal days, investors and home buyers usually do not have much free time to go house hunting, especially for properties in distant locations. Brokers find it difficult or impossible to give their clients the attention and detailed care they need during these times. Therefore, holidays are the best times to go hunting for clients and thoroughly schedule visits for the properties they might be interested in. This increases the chance of a successful deal.
“Consulting clients during the holiday has the advantage that if they request it, I can immediately arrange to take them directly to the site to see the project. The more detailed a property’s features are explained, the more likely the client will move on to make a down payment. I’ve lost many potential clients because we couldn’t arrange a suitable time to view the land, especially with those far away”, said Mr. Nguyen Van Huu, a real estate broker in Hanoi.
Ms. Tran Lan Anh, a real estate broker specializing in landed properties in Hanoi, also agrees that the real estate market is warming up again, with numerous transactions happening in the landed property segment. Although prices have been on the rise since the beginning of the year, many houses are still reasonably priced and attract a lot of attention.
“Property prices are rapidly increasing, so reasonably priced products are almost immediately closed by clients when they become available. As a result, during this year’s holiday, customers with genuine needs and those from the provinces will undoubtedly take advantage of the extended break to look for and purchase houses
“Over the past two months, there have been numerous inquiries from potential buyers in the provinces of Bac Giang, Hai Duong, Hai Phong, etc., looking to purchase properties in Hanoi. However, most of them have not been able to set aside time to visit due to their busy schedules. They have, therefore, made plans to view the properties during this upcoming holiday”, Ms. Lan Anh said.
Ms. Lan Anh also added that more than ten clients have already made appointments for her to show them houses during the April 30 – May 1 holiday this year. The most popular products are houses with a floor area of around 30m2, pre-built, ready to move in, and priced between 3 and 3.5 billion VND.
“For many, the holiday is a time for relaxation, but for real estate brokers like us, it’s an opportunity to provide our clients with the highest possible level of care”, said Ms. Lan Anh.
Mr. Nguyen Huu Doan, a real estate broker specializing in waterfront properties in Hanoi, also shared that since the beginning of 2024, waterfront and lakeside properties have attracted significant interest from investors. Every day, he takes 1 to 2 groups of clients to view properties in the districts of Thach That (Hanoi), Hoa Binh, and Vinh Phuc. Notably, during weekends, the number of groups can reach 4 to 5.
“The number of people looking at land will undoubtedly increase during this extended holiday period. Numerous groups have already booked appointments with me to view properties during these five days”, Mr. Doan said.
“Since waterfront properties are frequently located far from the city center, many investors only have time to visit the site during the holidays. While the increase in clients will increase our workload, it also means that successful brokers can have a very high income during this period”, Mr. Doan said happily.
Mr. Doan also stated that he understood that the holidays would be extremely busy for him, with potential late nights.
According to Mr. Giang Anh Tuan, Director of Tuan Anh Real Estate Trading Floor, real estate brokerage is a unique profession where holidays can sometimes be the busiest times for its practitioners.
Brokers must maximize their working hours not only during the holidays but also during weekends, as these are the periods when clients are most available to view properties. Many brokers schedule client viewings from morning until late at night.
Mr. Tuan also mentioned that his company employs a seven-day work week and has no official days off. During weekends and holidays, there are more employees working and more customers visiting than on regular days.
