Mr. Nhat Minh (50 years old) – a long-time investor in Ho Chi Minh City has just decided to invest in a shophouse at the Westgate complex in the center of Binh Chanh’s administration. Mr. Minh shared that for the past half year, he has started to shift his capital from investing in land plots to shophouses. The land plots he previously invested in were all purchased from individuals, with the intention of waiting for the land prices to increase. However, due to recent market fluctuations, the profits from these investments have significantly decreased, and in some cases, even resulted in losses.

“I switched to investing in shophouses because the reality has proven that even during stagnant market periods, shophouses still offer rental and business opportunities, creating a steady cash flow and the potential for silent price appreciation,” said Mr. Minh.

Westgate Shophouses Gain Interest from Buyers

Ms. Nhung (48 years old), another investor, shared that many investors are now directing their funds towards shophouses, especially shophouses in mixed-use complexes, as they offer legal safety, and can be used for personal residence or business purposes. The most important reason for her choice to invest in shophouses is their high liquidity, especially for projects located on major roads with a dense population.

Explaining this trend, experts stated that besides the purpose of residence, which is always in demand, real estate buyers are now looking for long-term and safe investment opportunities. Shophouses in mixed-use complexes not only meet the strict requirements of a profitable investment but also align with the current “taste” of investors.

What’s noteworthy is that while shophouses used to be suitable only for investors with large capital, now the opportunity is equally distributed to buyers with limited funds. Developers are actively offering flexible payment policies to support buyers and stimulate the market.

For example, at the Westgate complex, buyers only need to have an initial capital of approximately 3.9 billion VND to take delivery of a shophouse and start renting or operating a business to generate cash flow. The remaining amount can be paid to the developer within 24 months.

Moreover, the developer, An Gia, offers a rental guarantee program for the shophouses, providing a total benefit of approximately 1.5 billion VND. The rental contract lasts for 36 months. This is considered an instant profit, creating passive income for investors and increasing the project’s liquidity.

Westgate Complex in the Center of Binh Chanh’s Administration

Mr. Nhat Minh shared that these policies not only ensure the safety of real estate buyers but also help individual investors easily own profitable assets and multiply their initial investment.

“I only need to pay 3.9 billion VND, which is 30% of the shophouse’s price, and I can be assured of a profit of about 1 billion VND thanks to the 2-year rental guarantee. By the third year, I will pay the remaining 65% of the shophouse’s value. At this point, I can take out a bank loan and use the rental income for the next 12 months to pay the interest regularly. By the fourth year, I can either operate a business to generate cash flow or transfer the property for investment purposes if the expected rate of return is met,” explained Mr. Minh.

Sharing his insights on shophouse investment, a representative of a real estate brokerage firm in Ho Chi Minh City stated that while one might not expect a sudden price surge in 1-2 years, investing in shophouses to create a stable income is entirely feasible. This will depend on the investor’s choice of product, as the nature of shophouses is closely linked to their exploitation potential, which in turn depends on the demand of the surrounding residents. Therefore, shophouses can truly showcase their value when located in existing residential areas with potential for urban development…

According to An Gia, shophouses have a faster price appreciation rate compared to other segments. However, for shophouses to bring significant value, the project must be generously invested in by the developer. The developer must be willing to sacrifice land area to create two or three large facades, making the shophouses a prime location and facilitating business activities.

Westgate Complex with 5 Frontages

For instance, at the Westgate complex, An Gia has strategically placed the shophouses on five frontages: Nguyen Van Linh Boulevard, Tan Tuc Boulevard, facing the People’s Committee of Binh Chanh District, Binh Chanh District Hospital, and a 2-hectare central park.
