Sweet Success: Embracing Innovation in Thai Binh
The province of Thai Binh set ambitious goals for itself, aiming to shift its economic focus from agriculture to industry between 2015 and 2020. However, it wasn’t until the release of the provincial plan for 2021–2030 that its determination to drive growth through industrial and urban economic development truly took off, and the local economy and urban landscape began to transform.
This economic growth has naturally led to a booming real estate market. In the central area of Thai Binh city, modern commercial and residential projects are springing up, such as Eco City Vu Phuc, Thai Binh Diamond City, and Le Quy Don Urban Area. However, experts believe that the local real estate market is still quite localized, lacking large-scale, high-quality projects with comprehensive amenities.
To keep up with the province’s economic growth and adhere to the 2021–2030 plan, Thai Binh has been investing heavily in technical infrastructure, social infrastructure, and urban development to ensure balanced progress. This includes a focus on road construction and upgrades, centered around three main connectivity routes: the Hanoi Belt Road 5 (CT.39) and CT.16, which link to the Northwest region of the Hanoi Capital Economic Zone; the Ninh Binh-Hai Phong Expressway (CT.08), connecting to the Northern Gulf and Northern Coastal Economic Regions via Thai Binh’s coastal road.
With its forward-thinking vision, Thai Binh has become a strategic landing spot for industrial “eagles.” FDI inflows to the province in 2023 were at an all-time high, reaching nearly $3 billion, almost 4.4 times higher than in 2022. From 1987 to 2020, the total FDI attraction was only $800 million, but from 2021 onwards, it soared to $4.1 billion.
To accommodate this influx of investment and talent, the province is focusing on developing social infrastructure and creating an attractive living environment. This shift is expected to drive the real estate market towards large-scale projects with modern integrated infrastructure.
Leading the Way: Strategic Investment Opportunities
As Thai Binh city expands, the southern area is emerging as a vibrant new hub, benefiting from well-developed infrastructure and convenient connections to neighboring commercial areas. Along Le Quy Don Street—the backbone of the new city center—there’s a noticeable shift in residential and commercial activity towards the south, accompanied by the establishment of the large Ky Ba Park, the administrative center, a network of 15 specialized hospitals, and a diverse educational system.
Additionally, nearly ten projects surrounding the Le Quy Don intersection and the southern belt roads will further enhance this area’s appeal, attracting a talented workforce and experts looking for a place to settle down.
With a focus on integrated infrastructure and urban development, the southern part of Thai Binh city is poised to become a modern, smart, and unique urban center, aligning with the city’s overall vision and development goals.
Southern Expansion of Thai Binh City: A Dynamic New Hub
Glory Downtown Thai Binh is a prominent commercial and residential project located in the heart of this new dynamic southern center. With a focus on modern urban development, Glory Downtown offers 128 shophouses with optimized commercial spaces and a diverse range of multi-functional commercial amenities, including a bustling seven-story commercial center and lush gardens.
Strategically positioned on Le Quy Don Street—the main artery to the city center—Glory Downtown benefits from seamless connectivity. From the project’s epicenter, residents can easily access the southern belt road to Cau Nghin, the Thai Ha overpass to the Cau Gie Expressway, and the northern coastal road of the Northern Key Economic Region.
Building on the area’s potential, Glory Downtown (a tourism, trade, and commercial housing project in Tran Lam Ward, Thai Binh City) aims to foster a prosperous community and become the focal point of the new southern center of Thai Binh city.
