The real estate market in Long An has been buzzing with excitement since the beginning of the year, with numerous promotional materials circulating about the LA Home Urban Area in Luong Hoa, Ben Luc District.
According to brokerage firms, this project is developed by Prodezi Long An JSC, with Huong Viet Investment Consulting JSC as the investment consultant. The project covers an area of 101.4 hectares and offers 3,750 diverse products, including shophouses, townhouses, and villas.

The first subdivision of LA Home Urban Area has been introduced to the market, with prices ranging from VND 2.99 billion to VND 5.55 billion per unit, depending on location and area. Many real estate brokerage companies, including several based in Ho Chi Minh City, have announced a reservation fee of VND 30 million per customer.
According to the journalist’s investigation, the LA Home Urban Area project being promoted in the market is actually the Luong Hoa Residential Area. The Long An Provincial People’s Committee approved the investment policy for this project in September 2018, with the goal of constructing a residential and resettlement area.
From December 2020 to January 2024, the Long An Provincial People’s Committee adjusted the investment policy four times. During this period, Prodezi Long An was allocated and leased land in the first phase, totaling 90.1 hectares. After the investor fulfilled their financial obligations, the authorities issued 185 land-use right certificates for the residential area within the project.
In terms of construction procedures, in October 2023, the Ben Luc District People’s Committee granted a construction permit for the technical infrastructure of the Luong Hoa Residential Area project. The project was inaugurated in January 2024, and in March, Prodezi Long An was granted a permit to build a sports center within the project.
In a recent response to the media, the Long An Department of Construction stated that there is no project named “LA Home Urban Area” in Ben Luc District. However, there is a project named Luong Hoa Residential Area, located in Luong Hoa, Ben Luc District, with Prodezi Long An as the investor.
According to the Department, Prodezi Long An has not yet completed the technical infrastructure of the project and, therefore, has not requested acceptance as per regulations. As a result, the project does not meet the conditions for trading.
Regarding some promotional information, Prodezi Long An confirmed to the Department of Construction that they had established a project information page to introduce the project to the market but not for sale, capital mobilization, or signing of deposit contracts or transfers with any customers.
The company stated that the actions of real estate brokerage companies in promoting and introducing the project and collecting consulting fees from customers are civil transactions between the two parties and are not related to the investor.
The Department affirmed that the transfer of land use rights in the Luong Hoa Residential Area must comply with the law. Therefore, they have requested the Ben Luc District People’s Committee to monitor the investment and construction situation and the real estate business in the project and strengthen inspections of other projects in the locality to promptly detect and handle any violations.
