Hoai Duc District’s land prices as listed by the State
According to the decision issued by the Hanoi People’s Committee on December 31, 2019, regarding land prices in the city from January 1, 2020, to December 31, 2024, the land prices in rural residential areas of communes in Hoai Duc district range from nearly VND 2.5 million/m2 to VND 980,000/m2, depending on the area.
Specifically, for residential land, the price in the Dong region (the area within the Day River dyke) in the communes is VND 2.475 million/m2, and in the Bai region (the area outside the dyke) is VND 1.568 million/m2.
For commercial and service land, the price in the Dong region is VND 2.033 million/m2, and in the Bai region, it is VND 1.294 million/m2.
For non-agricultural production and business land, which is not commercial or service-oriented, the price in the Dong region is VND 1.54 million/m2, and in the Bai region, it is VND 980,000/m2.

The land prices in Tram Troi town (Hoai Duc district) are slightly higher than in the communes. For residential land, the price near National Highway 32 ranges from VND 8.43 million/m2 to VND 17.94 million/m2, depending on the location; near Provincial Road 422, it ranges from VND 6.46 million/m2 to VND 12.42 million/m2; the road connecting Provincial Road 422 to Giang village gate ranges from VND 4.93 million/m2 to VND 8.97 million/m2; and the main traffic road of Giang village ranges from VND 3.54 million/m2 to VND 6.1 million/m2.
For commercial and service land, near National Highway 32, the price ranges from VND 5.37 million/m2 to VND 11.92 million/m2; near Provincial Road 422, it ranges from VND 2.78 million/m2 to VND 7.95 million/m2; the road connecting Provincial Road 422 to Giang village gate ranges from VND 2.68 million/m2 to VND 5.47 million/m2; and the main traffic road of Giang village ranges from VND 2.07 million/m2 to VND 4.14 million/m2.
For non-agricultural production and business land, near National Highway 32, the price ranges from VND 3.89 million/m2 to VND 8.64 million/m2; near Provincial Road 422, it ranges from VND 2.02 million/m2 to VND 5.76 million/m2; the road connecting Provincial Road 422 to Giang village gate ranges from VND 1.94 million/m2 to VND 3.96 million/m2; and the main traffic road of Giang village ranges from VND 1.5 million/m2 to VND 3 million/m2.

The land prices issued by the Hanoi People’s Committee are used as a basis for calculating land use fees for households and individuals for areas within the limit; calculating fees and charges in land management and use; calculating fines for administrative violations in the field of land; calculating compensation to the State; determining the value of land use rights to be returned to the State by those who voluntarily return land; and calculating land use fees and land rent for land allocated or leased by the State without auction. |

According to statistics from Batdongsan.com.vn, the popular asking price for land in Tien Yen commune, Hoai Duc district, Hanoi, in the second quarter of 2024 was VND 43 million/m2. In the past year, land prices in this locality have increased by more than 48%. However, the auction price is still two to three times higher than the popular price. On the other hand, asking prices in neighboring communes in Hoai Duc district ranged from VND 22 million/m2 to VND 62 million/m2 in the second quarter of 2024.

According to this platform, the demand for land nationwide in the second quarter increased by 33% compared to the first quarter of 2024. However, this is only a localized improvement in some areas, especially in the northern provinces. Hanoi witnessed a 75% increase in interest in land. The interest and prices in the suburbs of Hanoi have increased due to planning factors and auction activities.
In the first half of 2024, there was a 48-104% increase in searches for land in Dong Anh, Gia Lam, Hoai Duc, Thach That, and Quoc Oai, leading to a 4-24% increase in asking prices for land in these outlying districts compared to the second half of 2023.
