Dong Nai: 1 project

In August, the Department of Construction of Dong Nai province announced that 98 future formed houses in a part of area 2 of the Aqua Waterfront City urban area project in Long Hung, Bien Hoa city met the conditions for business operations.

Earlier, on May 20, Dalat Valley Real Estate Company (project investor and subsidiary of Novaland) affirmed in a document that the area of 98 low-rise houses in a part of area 2 was built according to the detailed planning of 1/500 of the People’s Committee of Dong Nai province. The project has a total planned land area of over 12,221m2, providing 74 interconnected houses, 5 floors high, and a population scale of 300 people. The total investment amount is over VND 100 billion.

Nghe An: 1 social housing project

The Department of Construction of Nghe An province informed that it had received an application for purchasing social housing at Social Housing 1 of the low-income housing project and employees in Hung Loc ward, Vinh city, invested by Petroleum Trading and Investment Joint Stock Company Nghe An (UPCoM: PXA) since August 25, 2024.

The project was started on July 5, 2024, including a 5-floor building, a construction area of nearly 1,022m2 with a total of 60 apartments, of which 47 will be sold at a tentative price of VND 16 million/m2.

Binh Dinh: 3 social housing projects

On August 14, Ecohome Nhon Binh Co., Ltd. (project investor) announced the receipt of dossiers for purchasing social housing in the Ecohome Nhon Binh social housing project, Nhon Binh ward, Quy Nhon city (phase 38) from August 16 to September 16, 2024.

According to the investor’s website, Ecohome Nhon Binh was started in 2020, on an area of ​​over 4.6ha, including 5 blocks with a total of 1,380 apartments.

The total number of sales in phase 38 is 15 apartments. The average price of social housing (including VAT and excluding maintenance fees) is nearly VND 12.2 million/m2.

Also in August, the Department of Construction of Binh Dinh province announced the sale of 344 social housing apartments in the Nhon Phu 2 social housing project, Nhon Phu ward, Quy Nhon city (phase 3), invested by Solrise Nhon Phu Co., Ltd. The deadline for receiving the purchase dossier is September 15.

Previously, in May and June, this social housing opened for sale a total of 409 apartments (phase 1 and 2).

The project has a total investment of nearly VND 727 billion (excluding compensation, site clearance, land use and land rental), started on January 26, 2024 and is expected to be completed in the first quarter of 2026, with a planning area of ​​3.81ha and a population of over 2,300 people.

The deadline for issuing dossiers is September 30, 2024.

Lamer 2 has a total investment of nearly VND 769 billion, is the second social housing project invested by Tan Dai Minh on an area of ​​13,423m2. Of which, the area of ​​social housing is nearly 5,613m2, the area of ​​commercial interconnected houses is nearly 2,685m2, the rest is for transport, technical infrastructure, parks and greenery.

The project has 851 apartments, including 3 blocks of high-rise apartments with 23 floors (including technical and roof floors), expected to be completed in the fourth quarter of 2024.

The tentative selling price at Lamer 2 is nearly VND 14.9 million/m2 (excluding VAT and 2% maintenance fee), with an area of ​​54.44 – 70m2, the price of each apartment ranges from VND 800 million to VND 1 billion.

Thai Nguyen: 1 social housing project

On August 14, the Department of Construction of Thai Nguyen announced the receipt of applications for purchasing social housing in the Dai Thang residential area project, Pho Yen town, from September 15 to October 15, 2024.

The project is invested by TNG Land Joint Stock Company (a company owned by TNG with 48.81%) on an area of ​​8,432m2; started in the second quarter of 2024, expected to be completed in the fourth quarter of 2025. The number for sale includes 361 apartments (1 18-storey building) and 34 interconnected houses (2 floors). The population scale is 774 people. The selling price is VND 13.7 million/m2.

On August 8, Lac Hong Phuc Investment and Development Joint Stock Company continued to send a notice to the Department of Construction of Hung Yen province on requesting to publish information for customers to register to buy, lease and lease-purchase 29 social housing units at the project of investing in construction. The selling price of social housing is VND 16.5 million/m2, with an area of ​​over 38-59m2, it is estimated that home buyers need to spend about VND 630-980 million to own the above apartment.
