Infrastructure Boom Propels Holistic Development

The master plan for the eastern region of Ho Chi Minh City encompasses five vibrant urban areas: Thu Duc City, Di An City, Bien Hoa City, and the districts of Long Thanh and Nhon Trach. This region boasts a modern transportation system with multi-dimensional connectivity, including Hanoi Highway, National Highway 1, National Highway 51, Ho Chi Minh City – Long Thanh – Dau Giay Expressway, Ben Luc – Long Thanh Expressway, Road 319, Huong Lo 2, Nam Cao, Ring Road 2, and the upcoming Ben Thanh – Suoi Tien – Bien Hoa metro line, as well as a waterway along the Dong Nai River.

Additionally, this area is witnessing the promotion and implementation of infrastructure projects worth billions of US dollars, aspiring to become a massive transportation hub. Among these are key national projects such as the Long Thanh International Airport, Bien Hoa – Vung Tau Expressway, Ring Road 3, Ring Road 4, Cat Lai Bridge, and the Thu Thiem – Long Thanh monorail.

Ho Chi Minh City alone will allocate over 70% of its investment capital of more than VND 350,000 billion for the 2024-2030 period to complete the transportation system in the eastern region. Specifically, the Ring Road 3, which began construction in June 2023, is expected to be operational by 2025. The An Phu intersection project, with a scale of three floors and a total investment of over VND 3,408 billion, is also being expedited and is anticipated to be inaugurated by 2025.

Notably, these projects, combined with the Ben Thanh – Suoi Tien metro line, slated for operation by late 2024, and the Long Thanh International Airport, set to open in 2026, will elevate the urban space, ushering in a new phase of development for the entire eastern region of Ho Chi Minh City.

Beyond facilitating regional trade and global connectivity, this area will also swiftly establish multifunctional eco-urban chains encompassing residential, commercial, cultural, entertainment, healthcare, and educational facilities to cater to entrepreneurs, experts, and intellectuals working in tens of industrial/high-tech parks, creative research institutions, and the Long Thanh International Airport.

Real Estate Benefits from Infrastructure Development

Evidently, as the infrastructure system becomes more comprehensive, the eastern region of Ho Chi Minh City transforms into a “magnet” for investment. Drawing a parallel to a “communicating vessel,” where infrastructure flourishes, real estate thrives. In recent times, numerous domestic and foreign “heavyweights” have focused their attention on this area, seeking land funds for project development.

As developable land in Thu Duc City becomes scarce, a string of high-end urban projects with diverse functions has emerged along the banks of the Dong Nai River. A notable example is Izumi City, a collaboration between Nam Long and Hankyu Hanshin Properties (Japan). This project spans 170 hectares along a 5.5-kilometer frontage on the Dong Nai River, situated at the intersection of Huong Lo 2 and Nam Cao roads.

The first phase of Izumi City offers 275 diverse products, including shophouses, garden houses, and twin villas, accompanied by meticulous amenities, welcoming residents to their new homes. Characterized as a modern “compound” nestled within a lush natural garden, Izumi City’s first phase provides a comprehensive range of facilities, including a clubhouse, outdoor sports areas, swimming pools, and children’s playgrounds, catering to the desire for a private and tranquil lifestyle while facilitating easy access to healthcare, entertainment, relaxation, and community engagement.

In addition to exclusive private amenities, residents of Izumi City also enjoy a township-model-planned system of urban amenities, meeting the high expectations of the community for an enhanced living experience.

Strategically located at the core of a thousand-hectare urban complex, Izumi City fully embraces the ecological conveniences of the area, including schools, supermarkets, hospitals, and a mega water park. These amenities synergize with the high-quality facilities of the surrounding established eco-cities, catering to diverse needs, from education and work to entertainment, shopping, and recreation.

Experts predict that in the context of Ho Chi Minh City’s land house prices tripling in the primary market and doubling in the secondary market over the past five years, well-planned and meticulously designed projects with favorable locations and reasonable prices on the city’s outskirts will significantly drive the trend towards satellite cities, sharing the burden with Ho Chi Minh City’s real estate market.
