After a three-day trial, this afternoon (September 13th), the Ho Chi Minh City People’s Court sentenced defendant Trinh Quoc Hung (44 years old, Chairman of the Board and General Director of Kingland Trading and Investment Joint Stock Company) to 20 years in prison; Nguyen Thi Thanh Hieu (Director of Kingland Trading and Investment Joint Stock Company – Binh Duong Branch) to 15 years in prison, both on charges of “Fraudulent appropriation of property.”
According to the indictment, in August 2018, Hung established the Kingland Trading and Investment Joint Stock Company (Kingland Company). In August 2019, Hung used the Kingland Company to purchase over 5.8 hectares of land in Dinh An commune, Dau Tieng district, Binh Duong province. Subsequently, he asked the shareholders or their family members to hold the land plots to facilitate subdivision into smaller lots for applying for approval to establish a housing project.

As the land was mostly for long-term cultivation, and included protected areas for streams and roads, with only 3% being residential, the Binh Duong provincial authorities did not approve the project for the Kingland Company.
However, Hung proceeded with the project, named Kingland Home City 5, and illegally subdivided the land. He then instructed Hieu and other employees to make false advertisements and commitments to customers, promising them land ownership certificates within 12 months.
Through this scheme, Hung’s Kingland Company signed 179 contracts with 144 customers, appropriating nearly VND 38 billion. Hieu alone directly sold and collected money from 65 customers, aiding Hung in appropriating nearly VND 18 billion.
When the agreed-upon time passed without the Kingland Company delivering the land ownership certificates, the victims filed complaints about the fraudulent activities of Hung and Hieu to the police.
The judges ruled that the defendants’ actions had infringed upon others’ property and affected social order, justifying the imposed sentences.
