Nhon Trach Bridge: First Span to be Completed by September 12th

Kumho E&C, the contractor for the CW1 package (Nhon Trach Bridge) of Ho Chi Minh City’s Ring Road 3, has announced that the project has reached 84% completion thus far.

The contractor will complete the first two spans of the Nhon Trach Bridge from September 12th to 15th. The entire bridge is expected to be joined by early 2025, with a target opening date of April 30th, 2025.

The Nhon Trach Bridge is the largest bridge on Ho Chi Minh City’s Ring Road 3, connecting Dong Nai province with Ho Chi Minh City. It is 2 kilometers long and is part of Sub-project 1A of the Tan Van – Nhon Trach section of the Ring Road 3 project.

Sub-project 1A begins at Provincial Road 25B in Nhon Trach district, Dong Nai province, and ends at the Ho Chi Minh City – Long Thanh – Dau Giay Expressway in Thu Duc City, Ho Chi Minh City.

The project commenced on September 24th, 2022, with an estimated completion date of September 2025. The total investment for the project is VND 6,955 billion, including VND 2,250 billion for land clearance. Funding comes from the Official Development Assistance (ODA) loan from the Korean government through the Economic Development Cooperation Fund (EDCF) and counterpart funding from the Vietnamese government.

Once completed, the Nhon Trach Bridge and Sub-project 1A of Ho Chi Minh City’s Ring Road 3 will enhance connectivity between Dong Nai and Ho Chi Minh City, facilitating travel to neighboring provinces and connecting satellite cities. This will boost economic development in the key Southern economic region of Vietnam.

Determined to Complete the Long Thanh International Airport Passenger Terminal

The Long Thanh International Airport is highly anticipated infrastructure for Dong Nai province and the Southern region of Vietnam. Nearby localities such as Nhon Trach, Long Thanh, and Cam My are expected to undergo significant transformations once the airport is operational. The real estate market, in particular, is already buzzing with activity. Many investors are betting on the airport’s potential to drive demand and price growth in the future.

According to the Vietnam Airports Corporation (ACV), the construction of the passenger terminal, the heart of the Long Thanh International Airport, has completed all concrete columns, beams, and slabs for the first, second, and third floors. The construction of the fourth-floor concrete beams has also reached 100% completion. The investor and contractor are determined to finish the passenger terminal by August 2026.

In late August 2024, ACV announced that after a year of construction, the passenger terminal project is on schedule. Specifically, Package 5.10 (construction and installation of equipment for the passenger terminal) worth VND 35,000 billion commenced on August 31st, 2023.

On August 22nd, contractors installed the steel structures for wings 2 and 3 as planned and according to the contract schedule. In parallel with the progress of the rough construction, all procurement and ordering of ME equipment, terminal equipment, HBS systems, and glass facades have been implemented through contracts with suppliers and manufacturers. The production and processing of components are also on schedule.

As per the projected timeline, the passenger terminal’s construction will be completed before December 2025, with the installation of the facade expected to be finished by March 2026. All items are expected to be completed by August 31st, 2026.

According to ACV, three more packages at Long Thanh International Airport will be commenced in September 2025. Specifically, Packages 4.7, 4.8, and 4.9 are currently undergoing bid evaluation in accordance with Vietnam’s Law on Bidding and are under the strict supervision of state management agencies.

Package 4.7 involves the construction and installation of equipment for the aircraft parking apron and other works at the passenger terminal. Package 4.8 entails the construction and installation of equipment, as well as the design of construction drawings for intra-port transportation and technical infrastructure of the airport. Meanwhile, Package 4.9 focuses on the construction and installation of equipment for the aircraft fuel supply system.

Transportation infrastructure developments have positively impacted the real estate market in Nhon Trach and Dong Nai province as a whole. Some projects are starting to enter the market and are receiving positive responses in terms of demand. However, compared to Ho Chi Minh City and Binh Duong province, Dong Nai has a limited supply of new properties, especially in the apartment segment.

Currently, the central area of Hiep Phuoc (Nhon Trach) has only witnessed the introduction of the affordable FIATO Airport City apartment project by Thang Long Real Group. This project is located near the Long Thanh International Airport and within an existing residential area, making it one of the few primary apartment supply sources in Nhon Trach. As a result, it has attracted both practical and long-term rental investment demands.

According to DKRA Group’s report for August 2024, the primary supply of apartments in Ho Chi Minh City and its neighboring provinces increased slightly by 1% from the previous month. The majority of these projects are located in Ho Chi Minh City and Binh Duong province, accounting for 58% and 37% of the total primary supply in the market, respectively. In contrast, areas in Dong Nai, such as Nhon Trach, Long Thanh, Cam My, and Dinh Quan, have very few apartment projects entering the market. The land plot segment mainly consists of secondary supply, with a scarce primary supply.

Contrary to the supply situation, market demand in August witnessed an increase. Primary consumption reached nearly 800 units, a 36% increase from the previous month. There were no significant fluctuations in primary and secondary selling prices. Transactions focused on mid-range projects with prices ranging from VND 45-60 million/m2 in Ho Chi Minh City, VND 30-35 million/m2 in Binh Duong, and Dong Nai, with complete legal procedures and rapid construction progress.

“With many projects in the pre-marketing phase, new supply in September and Q4/2024 in Ho Chi Minh City and its vicinity is expected to show significant improvements,” emphasized DKRA Group’s representative.
