The People’s Committee of Lam Dong province has issued a decision adjusting the price framework for various types of land in the province for the 2020-2024 period. The new rates will come into effect on October 17, 2024, and remain valid until December 31, 2025.

In Da Lat city, agricultural land prices in wards vary from VND 270,000 to VND 1.2 million per square meter, depending on the location, while in communes, they range from VND 125,000 to VND 500,000 per square meter. Forest land, including production forests and protected forests, in wards is priced at VND 28,000-112,500 per square meter, and in communes, it ranges from VND 20,000 to VND 75,000 per square meter.

Regarding rural residential land, the highest price is recorded along a section of National Highway 20, from Loc Quy Mai Tree Junction to the junction of Group 7 Road (Da Loc Village Hall) in Xuan Tho Commune, exceeding VND 4.8 million per square meter. The remaining sections of National Highway 20 are priced at VND 3.8 million per square meter. In other communes, such as Xuan Truong, Tram Hanh, and Ta Nung, prices range from VND 1.9 million to VND 3.8 million per square meter.

In terms of urban residential land, the highest land prices in Da Lat city are found in Hoa Binh ward and along Nguyen Thi Minh Khai Street (Ward 1), reaching up to VND 72.8 million per square meter. Closely following is Ba Thang Hai Street, with prices exceeding VND 68 million per square meter. Ward 1, also known as the city center of Da Lat, boasts the highest land prices in Lam Dong province.

According to the price framework, the lowest land prices in the city of flowers are observed along the road to Ta Nung (Ward 5), ranging from VND 2.1 million to VND 3.4 million per square meter. Other areas with relatively lower land prices include Deo Prenn in Ward 3 (VND 3.6 million to VND 4.8 million per square meter) and Vong Lam Vien in Ward 8 (VND 4 million to VND 6 million per square meter).

Ward 12 stands out with the lowest land prices in the city, with rates across the ward remaining below VND 10 million per square meter, fluctuating between VND 3 million and VND 9.2 million per square meter. Slightly higher, Ward 11 exhibits a range of VND 2.2 million to VND 16 million per square meter.

Ward 1 is the heart of Da Lat city

Compared to the pre-adjustment price framework and considering the highest prices, agricultural land in Da Lat city has increased by sixfold, rural residential land by 2.3 times, and urban residential land by 1.3 times.

In Bao Loc city, the highest price for agricultural land after the adjustment is VND 546,000 per square meter in Loc Phat ward, while rural residential land varies from VND 348,000 to VND 9.6 million per square meter, depending on the location. The most expensive urban residential land is found along a section of Le Hong Phong Street, from Kim Dong to the end of Tran Phu, with prices peaking at VND 35.1 million per square meter.

Compared to the previous land price framework, and considering the highest prices, agricultural land in Bao Loc city has increased by 4.4 times, rural residential land by twofold, and urban residential land by 1.8 times.
