The proposed rental framework for social housing with a maximum of 10 floors ranges from VND 48,000-96,000 per sqm per month. Social housing from 11-20 floors has a rent of VND 49,000-98,000 per sqm per month. For social housing from 21-30 floors, the rent is VND 73,000-146,000 per sqm per month, and for social housing above 30 floors, it is VND 99,000-198,000 per sqm per month.

These rates exclude value-added tax and maintenance costs. They also do not include management and operation service fees, the cost of purchasing interior furnishings and household items for social housing, fire and explosion insurance, parking fees, energy, water, television services, communication, remuneration for the social housing management board, and other service costs.
The above rental framework for social housing in Hanoi does not apply to cases where social housing is invested in and constructed with public investment and trade union finances; social housing used as worker accommodation in industrial parks; social housing invested from state capital for the armed forces (if any); or where the lessor and lessee of social housing have agreed on the rent.
In addition, the Hanoi People’s Committee also announced a draft framework for condominium service prices in the city. Specifically, for condominium buildings without elevators, the price ranges from VND 700 – 5,000 per sqm per month, while those with elevators range from VND 1,200 – 16,500 per sqm per month.
These rates do not include revenue from the condominium building’s business services. In cases where there is revenue from other business services belonging to the common property of the condominium, the investor, management board, and management unit are responsible for calculating to offset the condominium service costs, aiming to reduce the condominium service prices.
This framework does not include premium services such as steam baths, swimming pools, cable television, internet, or other luxury services.

In Danang, the rental framework for social housing that is not invested with public capital, has a minimum rent of 57 thousand VND/m2/month and a maximum of 165 thousand VND/m2/month for union financial resources.
