Multiple routes to the airport are overwhelmed
As per the plan, the first commercial flight will take off from the Long Thanh airport on 2/9/2026. Hence, the implementation of connectivity projects such as Bien Hoa – Vung Tau expressway, Ho Chi Minh City Ring Road 3, Ben Luc – Long Thanh expressway, and several other intra-provincial routes are being fast-tracked.
Mr. Vo Van Phi, Vice Chairman of the People’s Committee of Dong Nai province, informed that to ensure connectivity with the Long Thanh airport upon its operation, the Central Government and Dong Nai are developing and researching the construction of a series of highways, high-speed railways, and urban railways.

Currently, the main road connections to the Long Thanh airport include the Ho Chi Minh City – Long Thanh – Dau Giay expressway and National Highway 51. However, the high traffic volume has led to congestion on both routes. Therefore, expanding the Ho Chi Minh City – Long Thanh – Dau Giay expressway and upgrading National Highway 51 are crucial.
Mr. Phi shared that Dong Nai has planned to construct two overpasses at Vung Tau intersection and Gate 11 on National Highway 51 to alleviate traffic congestion. Designs for these options are being finalized, and funding calculations are underway, whether through the state budget or the BOT model, to facilitate early implementation.
Accelerating key projects, real estate near the airport joins the race
According to observations, the progress of the two intersections between the Bien Hoa – Vung Tau expressway and the Ho Chi Minh City – Long Thanh – Dau Giay expressway, and T1, leading to the Long Thanh airport, is being expedited.
These two intersections are considered vital “links,” not only connecting vital routes but also ensuring seamless transportation to the Long Thanh airport and the seaport system at the intersection with the Bien Hoa – Vung Tau expressway (in Long An commune, Long Thanh district) en route from Ho Chi Minh City to Dau Giay, passing through National Highway 51.
As of now, for the Bien Hoa – Vung Tau expressway section traversing Dong Nai province, contractors are expediting the construction of road foundations, bridges, culverts, and tunnels, with contract progress ranging from 2% to nearly 30%. Regarding the T1 and T2 airport connection roads under Package 6.12, the total output has reached 60% thus far.
As per the schedule, the T1 route will be completed by November 2025, and the entire package will be handed over and put into use by December 2025.

Buyers are entering the market to ride the infrastructure wave.
Once completed, these routes will facilitate convenient transportation between Nhon Trach (Dong Nai) and neighboring areas such as Ho Chi Minh City and Ba Ria – Vung Tau. Notably, the Phuoc An Bridge plays a crucial role in connecting Nhon Trach with the Thi Vai – Cai Mep port cluster, enhancing transportation capacity and regional economic development.
Regarding the progress of the Long Thanh airport, it is currently on track with the plan. While the site has been entirely handed over, projects related to cargo, cargo handling warehouses, and in-flight catering services under Component Project 4 have not yet commenced.
Approximately 5,000 engineers and workers and over 6,500 machines and equipment have been mobilized simultaneously across all construction fronts of Component Project 3, which accounts for more than 90% of the total project value.
Simultaneously, the Ministry of Transport is expediting the completion of four expressway projects and three railway lines directly connecting to the Long Thanh airport. These routes are expected to ensure operability, accommodating a capacity of 25 million passengers and 1.2 million tons of cargo annually when the Long Thanh airport becomes operational.
The Nhon Trach Bridge (a component project of the Ho Chi Minh City Ring Road 3 Phase 1) has also joined its two side spans. As scheduled, the bridge will be open to traffic on April 30, 2025. At that time, vehicles from Ho Chi Minh City traveling on the Ho Chi Minh City – Long Thanh expressway can turn right onto the Nhon Trach Bridge en route to the airport.
After a period of stagnation, the Ho Chi Minh City Ring Road 3 passing through Dong Nai province has now completed land handover, and the contractor is intensively working day and night.
Overall, the key transport infrastructure projects under construction are mostly expressways and ring roads with inter-regional connectivity. Therefore, Dong Nai province has planned to implement projects connecting localities within the province with the Long Thanh airport to facilitate travel for locals and link industrial and craft villages in the districts with the airport.
Upgrading and expanding intra-provincial routes such as 25B, 769, 773, and 770B are underway to synchronize with the operation of the Long Thanh airport.

Investing in transport infrastructure around the Long Thanh airport to ensure seamless connectivity will facilitate smoother travel for locals and create job opportunities and regional development. Completed transport infrastructure will enable businesses to transport goods more swiftly and efficiently, reducing time and costs. When the Long Thanh airport becomes operational, the entire area will become a logistics hub integrating road, air, and sea transport and, in the future, railways. Consequently, this will positively impact the local real estate market.
Many real estate investors are seizing this opportunity to ride the infrastructure wave and embark on large-scale projects. Observations indicate that apartment projects in peripheral areas like Dong Nai and Binh Duong are regaining traction and receiving positive responses from homebuyers.
For instance, the FIATO Airport City apartment project by Thang Long Real Group, located on Ton Duc Thang Street in Nhon Trach (Dong Nai), has recently garnered attention from buyers due to the upcoming completion of significant surrounding infrastructure. The 1- to 3-bedroom apartments and commercial units in this project are attracting buyers due to their proximity to the Long Thanh airport. As the project is expected to be delivered simultaneously with the airport’s completion, investors are optimistic about its potential for short- and long-term rental accommodations and future housing demand from the airport’s workforce (14,000 personnel) and anticipated 100 million annual passengers.
Furthermore, as one of the few quality primary offerings in the Nhon Trach area, the project is designed to become an all-in-one economic hub within the dynamic airport ecosystem, making it appealing to buyers. Currently, prices are still competitive, while the project offers impressive rental yields of up to 5%, surpassing those of Ho Chi Minh City apartments. With infrastructure development gaining momentum, the project is also anticipated to witness significant price appreciation.
Similarly, towards the year-end, some land and townhouse projects in Long Thanh (Dong Nai) and Ba Ria – Vung Tau are quietly being resold in the secondary market to capture the expected surge in demand fueled by infrastructure improvements.
Ms. Duong Thuy Dung, Executive Director of CBRE Vietnam, stated that in the last months of 2024, a trend that is not new but increasingly evident is the growing interest from investors and homebuyers in neighboring markets like Dong Nai, Binh Duong, and Long An, with an increasing number of residential projects being developed in the border areas between these provinces and Ho Chi Minh City.
“With apartment prices in peripheral areas ranging from 50% to 70% of those in Ho Chi Minh City, where housing prices continue to rise due to high demand and limited new supply, homebuyers are willing to commute longer distances to own a home,” emphasized Ms. Dung.
