The NO1 Ha Dinh social housing project (invested by the joint venture of UDIC, Hanoi Water Electrical Installation Joint Stock Company, and Hanoi DAC Housing Business and Development Joint Stock Company) has officially started construction.
It is known that this social housing project accounts for 20% of the land fund in the new Ha Dinh urban area, located in Ha Dinh ward, Thanh Xuan district, and Tan Trieu commune, Thanh Tri district, Hanoi. This area is undergoing rapid urbanization and is included in the city’s development plan for the southern region from now until 2030, with a vision towards 2050.
According to the approved 1/500 planning, the project will be 25 stories high, including 5 floors for commercial use, 20 floors for apartments, and 1 basement, with a construction area of 3,722m2, a total floor area of 62,550m2, 440 apartments, and a population scale of 1,230 people.
Notably, out of the total 440 apartments in the project, there will be 110 social housing units for rent or rent-to-own, 255 social housing units for sale, and 75 units for commercial business. Mr. Vo Nguyen Phong, Director of the Hanoi Department of Construction, shared that the NO1 Ha Dinh social housing project is one of the few projects to be inaugurated this year.
According to Mr. Phong, in the period of 2021–2030, Hanoi is assigned to develop 50,000 social housing units according to the project of 1 million social housing units nationwide. Of these, 18,700 units must be completed by 2025. The inauguration of the NO1 Ha Dinh social housing project today is, therefore, a significant step towards realizing the city’s commitment to this project.
Mr. Phong emphasized that with its favorable location in the new Ha Dinh urban area, the project will not only meet the housing needs of the people but also contribute to promoting the socio-economic development of the southern region of the city.
Mr. Phong requested the joint venture, especially UDIC, to continue prioritizing resources and ensuring the investment and construction process proceeds as committed, in terms of both progress and quality.
Speaking to Tien Phong Newspaper on the sidelines of the inauguration ceremony, Mr. Nguyen Van Luyen, General Director of UDIC, shared: “We have faced numerous difficulties in the past when implementing this project due to overlapping legal procedures in the laws on social housing. Lately, there has been a shortage of housing supply while demand has been increasing, causing housing prices in Hanoi to exceed the affordability of many families. Our project aims to meet the housing needs of low-income earners.”
According to Mr. Luyen, after the inauguration, the company will immediately start the construction and aim to deliver the apartments within 30 months.
Regarding the widespread advertising of sales and reservations in the market, Mr. Luyen stated that before the project was inaugurated, the company had issued three warnings about information on reservations and sales. “The project has just started, and when the conditions are met, we will publish information on our company’s website and the website of the Hanoi Department of Construction about the time of receiving applications and selling prices,” said Mr. Luyen.
It is known that recently, the Hanoi People’s Committee has approved the addition of three social housing projects to the list of housing and urban development projects in the city’s housing development plans for the period of 2021–2025.
Specifically, the project to invest in the construction of social housing at CT4 and CT5 land plots in the Dai Kim new urban area (Dai Kim ward, Hoang Mai district) will provide 562 apartments.
Also located in Dai Kim ward, the project to invest in the construction of social housing at the CT6B land plot in the Tay Nam Kim Giang new urban area will provide 552 apartments.
The project to invest in the construction of social housing at CT7 and CT8 land plots in Tay Nam Kim Giang 1 new urban area (Dai Kim ward, Hoang Mai district, and Tan Trieu commune, Thanh Tri district) will provide 937 apartments.
