According to information from the Binh Duong Provincial Portal, the People’s Committee of Binh Duong Province has approved land prices for three real estate projects in Di An City.

Specifically, the People’s Committee of Binh Duong Province approved the land area of Dong Nam Construction, Trading and Service Commercial Joint Stock Company to change the land use purpose to implement the Ngai Thang residential area project in Binh Thang ward, Di An city.

The land valuation date was July 2022. The land use purpose was changed to urban residential land with an area of 18,979m2. The average land price is VND 21.2 million/m2.

Change the land use purpose to land for educational institutions with an area of 8,160 m2. The land price is VND 14.2 million/m2 for a term of 70 years and VND 7.3 million/m2 for the remaining term of 35 years and 11 months.

This project is commercially named The Gio Riverside, developed by An Gia Real Estate Group (HOSE: AGG). The project is located at the confluence of the Dong Nai and Ngoc rivers, adjacent to Hanoi Highway, Tan Van intersection, Ring Road 3, Suoi Tien station of Metro Line 1, Aeon Mall Bien Hoa…

According to the plan, The Gio Riverside has a height of 40 floors and 3 basements with 3,000 apartments. The project also has a school construction area with a floor area of more than 14,484m2 and a construction density of 9.43%. The work consists of 5 floors and 1 basement, meeting the standards for the construction of educational works in residential areas. An Gia investor is currently meeting and connecting with partners and distributors to expand distribution channels to serve the plan to launch The Gio Riverside project in Q1/2025.

The next project approved by the Provincial People’s Committee for land price to calculate financial obligations is the land area of Phat Khang Real Estate Investment Joint Stock Company implementing the Phat Khang residential area project in Dong Hoa ward, Di An city.

The land valuation date was January 2022. The urban residential land area is 8,265m2, and the State allocates land for collection of land use levies. The average price of urban residential land with long-term stability is VND 24.3 million/m2.

This project is currently commercially named Bcons Plaza townhouse area, developed by Bcons Group. The project has 115 adjacent townhouses, which have been built and handed over by Bcons to customers since 2023 up to now. The selling price for each townhouse ranges from VND 5-8 billion/unit.

The last project approved by the People’s Committee of Binh Duong province for land price to calculate financial obligations belongs to Bcons Land Real Estate Joint Stock Company, which changes the land use purpose to implement the Bcons commercial – service – office – apartment area in Dong Hoa ward, Di An city.

The land valuation date was May 2022; change the land use purpose of urban land with an area of 20,696m2. The term of land use is long-term. The form of use is that the State allocates land for collection of land use levies. The average land price is 26.1 million VND/m2.

Change the land use purpose to land for educational institutions with an area of 2,458m2. The term of lease is 50 years. The State leases land and collects rent once for the entire lease term. The average land price is 13.8 million VND/m2.

Bcons City apartment complex, developed and constructed by Bcons Group since 2021, has completed the rough construction up to now. The project is granted a construction permit with 5 blocks of apartments from 27 – 29 floors high, including nearly 2,000 apartments, with selling prices from VND 40-50 million/m2.

In addition to the above three projects, many real estate enterprises in the province said that there are still many projects that have been granted construction permits for a long time but have not yet been approved for land use charge prices so that enterprises can make payments, complete legal procedures to be able to sell and sign sales contracts with customers.
