An overview of the 1,000-hectare Vo Lao Industrial Park
|
The Vo Lao Industrial Park is situated in the villages of Van Xuan, Tan Tien, Cum Chiemg 1-7, En 1-3, and Lu 3-4, Vo Lao Commune, Van Ban District.
The project is bordered by residential areas of Van Xuan, Xuan Chung, Cum Chiemg, En 2, and Lang Lu to the east; highland areas of Dau Co village and Nam Ma commune to the west; Lu village and provincial road 151B to the south; and Phu Nhuan commune, Bao Thang district to the north.
The total area covered by the master plan is 1,000 hectares, with a two-phase investment period. Phase 1 will focus on developing 200-500 hectares, while Phase 2 will cover the remaining area. The expected workforce capacity is approximately 50,000 people.
The plan comprises four zones. Zone 1, 2, and 3 vary in size, with 200 hectares, 471 hectares, and 284 hectares, respectively. These zones are allocated for industrial factories, service and administrative facilities, green spaces and landscapes, isolation green spaces and water bodies, and technical infrastructure (including transportation, parking lots, waste collection and treatment facilities, and wastewater treatment plants).
Zone 4, spanning 45 hectares, includes service areas, green spaces and water bodies, technical infrastructure, and security areas—a unique feature of this zone.
In terms of functionality, industrial land accounts for nearly 510 hectares, or 50.96% of the total planned area. This land is designated for the construction of industrial factories, encompassing a range of industries such as mechanics, manufacturing, electronics, refrigeration, processing, consumer goods production, and ancillary industries, as well as deep processing of products from the Tằng Loỏng Industrial Park.
Service and administrative land occupies nearly 21 hectares, constituting 2.1% of the total area. This portion is intended for the development of management, service, cultural, medical, and sports facilities to serve the industrial park.
Security land, covering 21,900 square meters or 0.22% of the total area, is allocated for the construction of a police station dedicated to the industrial park.
The remaining land is distributed as follows: green spaces and water bodies (284 hectares, or 28.4%), mineral land (56,000 square meters, or 0.6%), and technical infrastructure (178 hectares, or 17.8%).
