A recent auction of 273 residential land plots in the Northern Residential Area of An Thi town (An Thi district, Hung Yen province) sparked public interest when multiple land lots were auctioned off at prices exceeding VND 100 million per square meter, with a starting bid of only VND 19.2 – 31 million per square meter. Notably, the highest bid reached an impressive VND 120 million per square meter.

Immediately after the auction, several real estate agencies in Hung Yen began offering the auctioned land lots for sale, with premiums ranging from VND 100 million per lot to VND 1 billion per lot, depending on their location and area.

“Our agency currently has several land lots in the Northern Residential Area of An Thi town that our clients have won in auctions and are now looking to sell,” said Nguyen Hai Dang, a real estate agent in Hung Yen. “The average selling price for lots located further inside is around VND 4.4 to 4.5 billion per lot of 100 square meters. For lots on the outskirts, which are suitable for commercial use, the price is approximately VND 5.7 to 6.5 billion per 100-square-meter lot,” he added.

According to Dang, the lots with two road fronts on Road 38 are particularly desirable, commanding premiums of VND 700 million to VND 1 billion per 100-square-meter lot. For example, lot LK1-03 is priced at VND 6.5 billion, a premium of nearly VND 700 million (auction price: VND 58.1 million per square meter); lot LK1-04 is offered at VND 6.4 billion, a premium of about VND 670 million (auction price: VND 58.3 million per square meter); and lot LK5-05, with an auction price of VND 4.9 million, has a premium of VND 450 million.

Regarding the lot auctioned at VND 120 million per square meter, Dang shared that it measures approximately 215 square meters, equivalent to VND 25.8 billion. However, the auction winner has not expressed any intention to sell, so there is no information yet on the premium for this lot.

Similarly, N., a real estate agent in An Thi district, revealed that the average premium for each lot currently ranges from VND 300 million to VND 1 billion, depending on its location.

Concerning the land lot auctioned at VND 120 million per square meter, N. disclosed that the winner was a waste industry tycoon from Hoa Binh province, originally from An Thi. Prior to the auction, N. provided this individual with advice on bidding prices.

“The lot that fetched VND 120 million per square meter is the most desirable, as it has two road fronts. This particular client really liked it and sought my counsel. Initially, I suggested a bidding price of around VND 90 million per square meter. However, the tycoon was concerned about missing out on this lot, so they placed a bid of VND 120 million per square meter. During the auction, someone else offered VND 100 million per square meter for the same lot. If the client had followed my initial advice, they might not have won this corner lot,” N. recounted.

N. also mentioned that this client was worried about missing out on the corner lot, so they decided to bid on five adjacent lots as well, all of which they successfully won with bids starting at VND 60 million per square meter. Together with the corner lot, they acquired a total of six consecutive lots.

The auction attracted not only wealthy individuals from An Thi but also from the wider Hung Yen province and other provinces and cities. This is because the area is known for its educational institutions, and the residential project boasts the best planning and design seen in the area to date. As a result, those with financial means are keen to acquire property here.

As previously reported by Tien Phong, on February 9, the People’s Committee of An Thi district successfully coordinated with the Lac Viet Joint Stock Auction Company to auction off 273 land lots in the Northern Residential Area of An Thi town.

The lots ranged in size from 90 square meters to 295 square meters, with starting prices of VND 19.2-31.2 million per square meter. The auction was conducted through a single-round sealed bidding process, with bidders submitting their offers directly and the auction following an ascending price format.

All 273 land lots were successfully auctioned off, with winning bids ranging from VND 32 million per square meter to VND 120 million per square meter, depending on the lot’s location. The total revenue generated from the auction of these 273 land lots reached VND 1,503,378 billion, a significant increase of VND 857,631 billion compared to the starting price.
