Da Nang: 1 Social Housing Project

On January 24, the Da Nang Department of Construction announced the receipt of applications for 30 social housing units in blocks E3 and E4 of the Hoa Khanh Industrial Park social housing apartment complex project in Hoa Khanh Bac ward, Lien Chieu district. The application period will be from February 24 to March 4, 2025. The project is developed by Saigon Thuan Phuoc Green Real Estate JSC and comprises 8 apartment blocks with 1,760 units, sports facilities, and a kindergarten, among other amenities. The total investment capital for the project is VND 1,000 billion.

Thai Binh: 2 Projects, Including 1 Social Housing Development

On January 17, the Thai Binh Department of Construction announced that 275 land plots for individuals to build houses and 149 apartments in the Diem Dien commercial housing project in Diem Dien town, Thai Thuy district, met the conditions for land-use right transfer and sale of houses formed in the future. The project is developed by Thinh Thai Investment and Construction JSC and spans over 22.7 hectares. It includes 149 apartments and 243 linked houses, as well as 32 villas. The population is estimated at 1,800 people. The project is expected to complete the technical infrastructure in the first quarter of 2025 and the housing construction (with exterior finishing) in the fourth quarter of 2027.

Earlier, on January 10, the Thai Binh Department of Construction shared information about social housing units that were converted from rental to sale in the social housing project in Zone C of Vu Phuc residential area in Thai Binh city. The project, developed by Thang Long Import-Export Investment JSC, comprises two 9-story buildings with 498 apartments, including 349 social housing units for sale, 80 for rent, 2 for commercial lease, and 67 commercial housing units for sale.

Of the 80 social housing units for rent, 23 have been approved for rental by eligible households and individuals. The remaining 57 units are permitted to be converted from rental to sale. The Department also announced that there are currently 31 social housing units and 39 commercial housing units available for sale in the Vu Phuc Zone C project.

An Giang: 1 Social Housing Project

On January 8, the An Giang Department of Construction announced the sale of 75 apartments in the social housing project – Golden City An Giang urban area (T3 – T4 towers, phase 6). Previously, towers T3 and T4 also launched 282 units. The social housing project – Golden City An Giang is located in My Hoa ward, Long Xuyen city, An Giang province, and is developed by Dong A Service and Trading JSC. The total investment is over VND 900 billion, spanning an area of 43.4 hectares. It includes 658 linked houses, 392 villas, and nearly 4.3 hectares of social housing. Towers T3 and T4 have a land area of over 8,170 square meters, with 10 floors and one basement, offering a total of 531 apartments ranging from 35.4 to 67 square meters.

According to the selling price announced by the An Giang Department of Construction on August 22, 2022, the price is nearly VND 12.9 million per square meter (including 5% VAT and excluding maintenance fees as regulated). With an area ranging from 35.4 to 67 square meters, the estimated price per unit is between VND 456 million and VND 864 million.

Ha Nam: 2 Projects, Including 1 Social Housing Development

On January 17, the Ha Nam Department of Construction announced the sale and lease-purchase of 245 commercial houses formed in the future in the project of investing in the construction of a theme park combined with housing in Tien Hiep ward, Phu Ly city. The project is developed by Hanoi Green Trading and Investment JSC and covers an area of over 26 hectares, including a theme park of more than 19 hectares and a residential area of over 6.6 hectares. The projected population is 1,315 people. The implementation period is from 2023 to 2027, with a duration of 50 years.

Earlier, on January 14, the Ha Nam Department of Construction announced that one social housing unit in the NOCT1.2 building, part of the social housing project in the general plan of the Trade Union’s institution, met the conditions for sale, lease, and lease-purchase. The project is located in Dong Van ward, Duy Tien town, and is developed by Arita JSC. It comprises four social housing apartment buildings with a total area of 10,769 square meters, offering 708 units for sale and 202 units for rent or lease-purchase. There are also 29 commercial housing units for sale, 11 of which meet the conditions, with each unit having an area of approximately 90 square meters. The project is scheduled for completion between 2022 and 2025.

Kien Giang: 1 Project

On January 14, the Kien Giang Department of Construction announced that 20 houses formed in the future met the conditions for sale and lease-purchase in the project of residential area along Road No. 2, Lot L11(10-20), (21-30) – Phase 1, developed by Kien Giang Construction Investment Consulting Group JSC (HOSE: CKG). The project covers an area of nearly 10.9 hectares in Vinh Quang ward, Rach Gia city, and involves the construction of houses on both sides of Road No. 2 as per the approved plan. It includes 333 linked houses, 190 low-rise social housing units, and other service works.

Nghe An: 1 Social Housing Project

On January 23, the Nghe An Department of Construction announced the Social Housing 1 project as part of the low-income housing and staff accommodation project in Hung Loc ward, Vinh city. The project, developed by Nghe An Petroleum Investment and Trading JSC (UPCoM: PXA), broke ground on July 5, 2024, in Hung Loc ward. It comprises a 5-story building with a construction area of nearly 1,022 square meters. The project offers a total of 60 apartments, 13 of which are for sale at a tentative price of VND 16 million per square meter. The application period for purchasing these social housing units started on January 15, 2025.

Ninh Thuan: 2 Projects

On January 24, the Ninh Thuan Department of Construction announced that 155 land plots with technical infrastructure in a real estate project were transferred to individuals for self-construction of houses in the new Phu Ha urban area. The Phu Ha new urban area covers more than 7 hectares in Phu Ha ward, Phan Rang – Thap Cham city, and includes 265 land plots and 350 apartments. The total investment capital is over VND 640 billion, and the project is developed by MK Construction Investment JSC.

On the same day, 264 land plots with technical infrastructure in a real estate project were also permitted to be transferred to individuals for self-construction of houses in the Binh Son – Ninh Chu beach urban area project (K2 zone) in My Binh ward, Phan Rang – Thap Cham city. The project is developed by the Ninh Thuan branch of Hacom Holdings Investment JSC. According to the investor, the Binh Son – Ninh Chu beach urban area project is the first large-scale development, spanning over 54 hectares and with a total investment of VND 10,000 billion. It comprises over 1,000 linked houses and villas, along with 10,000 apartments, a chain of 3-5-star hotels, and tourist accommodation facilities.

Additionally, there is a social housing area within the Binh Son Ocean Park project, which includes 6 buildings of 15 stories each and one complex of 25 stories, providing a total of 2,119 apartments with a total investment of over VND 2,500 billion.

Dien Bien: 1 Project

On January 14, the Dien Bien Department of Construction announced that 207 land plots with technical infrastructure at the Nam Thanh residential area in Dien Bien Phu city (a project in exchange for the resettlement area for households along the 15m road from bridge A1 to bridge C4 – Dien Bien Phu city) were permitted to be transferred to individuals for self-construction of houses. The project, developed by Hai Loc Construction and Trading JSC, covers an area of 4.78 hectares in Nam Thanh ward and group 2, Muong Thanh ward, Dien Bien Phu city. It includes 207 linked houses with an estimated population of 900 people.

Dak Lak: 1 Project

On January 10, the Dak Lak Department of Construction announced that 40 linked houses in the Suoi Xanh Coffee Cultural and Ecological Urban Area project met the conditions for sale, lease, and lease-purchase of houses formed in the future (phase 5). The Suoi Xanh Coffee Cultural and Ecological Urban Area project is located in Tan Loi, Thanh Cong, and Cu Ebur wards of Buon Ma Thuot city. The provincial People’s Committee approved the investment policy for the project for the first time on December 9, 2016, with a total area of over 45 hectares and an investment of VND 2,128 billion (later adjusted to VND 2,792 billion). The project is developed by Trung Nguyen Investment JSC of “Coffee King” Dang Le Nguyen Vu.

The deadline for completing the project in both phases was December 31, 2022. However, as of now, the investor has not completed the items of phase 1, and phase 2 has not been implemented. In November 2024, the Provincial People’s Committee adjusted the construction schedule for the completion of the project’s phase 1 to April 21, 2026, covering an area of 19.8 hectares, which has completed site clearance. The total number of houses in the project was adjusted to 611 units, of which 425 units are in phase 1.

Binh Dinh: 2 Social Housing Projects

In early 2025, the Binh Dinh Department of Construction announced the sale of 319 social housing apartments in the Nhon Phu 2 social housing project in Nhon Phu ward, Quy Nhon city (phase 7), developed by Solrise Nhon Phu Company Limited. The application period will last until February 15. The project has a total investment of nearly VND 727 billion (excluding compensation, site clearance costs, land use fees, and land rent) and comprises 714 social housing apartments. Construction began on January 26, 2024, and is expected to be completed in the first quarter of 2026. The planning area covers approximately 3.8 hectares, and the projected population is over 2,300 people.

The average selling price of social housing is VND 12 million per square meter (excluding VAT and 2% maintenance fees). With an area ranging from 35 to 68 square meters, each unit is priced between VND 420 million and VND 820 million.

Also in January, Ecohome Nhon Binh Company Limited (the project investor) announced the receipt of applications for social housing units in the Ecohome Nhon Binh social housing project (phase 42), with 13 units, from January 23 to February 22, 2025. Ecohome Nhon Binh broke ground in 2020 on an area of over 4.6 hectares, featuring five buildings with a total of 1,380 apartments. The average selling price of social housing (including VAT and excluding maintenance fees) is nearly VND 12.1 million per square meter.
