A Diverse Range of Real Estate Offerings

Looking at the numerous projects currently under development in Thuy Nguyen, it’s evident that there is a common trend towards diversity in product lines. Notably, in Nui Deo town, the demands for housing, business, and investment are met through a range of offerings, including terraced villas, luxury apartments, and eco-urban areas.

Strategically located at the future core of Thuy Nguyen City, Nui Deo serves as the northern gateway to Hai Phong and a golden connector within the Hanoi-Hai Phong-Quang Ninh growth triangle. According to experts, with this advantage, Nui Deo benefits from a modern inter-regional transport network, providing ideal conditions for the area’s development of a multi-purpose urban space for industrial, commercial, tourism, and service purposes.

Especially during the period of 2022–2025, Nui Deo town will directly benefit from Thuy Nguyen’s key projects aimed at transforming the area into a modern and civilized urban center, with aspirations to become a city by 2025. This opens up opportunities for real estate developers to undertake large-scale projects, creating smart cities with diverse amenities, abundant green spaces, and a wide range of offerings, from apartments to eco-villas and shophouses.

Commercial townhouses are expected to become the focal point of transactions.

Mr. Tran Nam, an investor from Hanoi, notes that a new wave of residents has already started moving to Thuy Nguyen following the news of its planned upgrade to city status. This group seeks not just a living space to enjoy life but also a place that supports their family’s economic maintenance and growth. He emphasizes, “The commercial townhouse segment of projects with favorable transportation will be the focus of future transactions.”

Real estate development in Thuy Nguyen is shifting from the outskirts towards the core, as exemplified by the Vlasta-Thuy Nguyen project in Nui Deo. Here, the system of commercial townhouses becomes an integral part of the whole. The network closely follows the inter-area and inter-regional transport routes and is surrounded by a cluster of public utilities, including entertainment, commercial areas, and green villas.

In Thuy Nguyen’s planning, the preservation of natural and ecological elements is strongly emphasized. Accordingly, the ecological green belt, parks with trees, and urban sports, entertainment, and recreation centers are interconnected to enhance the quality of life for the entire area. Following this plan, the Nui Deo area will also benefit from the development of premium green villas in many projects. This meets the demands of investors seeking a long-term residence and a stable place to rest.

Strong Future Demand

Most projects in Thuy Nguyen are developed with a forward-looking vision to cater to the influx of residents from central areas to the suburbs. According to the plan, by 2025, Thuy Nguyen will be a class-III city, and by 2035, it will be a class-II city and the new administrative and political center of Hai Phong.

The population of Thuy Nguyen is predicted to triple from its current 335,000 to nearly 1 million by 2050. Additionally, the influx of FDI into expanding industrial zones and clusters will bring a significant increase in foreign experts and engineers. This will create a substantial demand for housing, invigorating the market and propelling Thuy Nguyen to the heart of Hai Phong’s real estate market.

In recent years, Thuy Nguyen has witnessed rapid infrastructure development. The locality has implemented several key projects, including National Highway 10, Provincial Road 359, Provincial Road 352, and the extended Do Muoi Road. Thuy Nguyen also boasts advantageous water transport, bridges, seaports, and river ports, positioning the city to become a significant industrial, commercial, service, and financial hub.

The developed transport system will transform Thuy Nguyen into a new economic center in the future.

According to VARS, land prices in Thuy Nguyen surged in 2021 with the announcement of plans to establish Thuy Nguyen City, and there is still significant room for mid-term growth due to the ongoing development of infrastructure and social services.

With its diverse product offerings and well-developed infrastructure, Thuy Nguyen is becoming the focal point for real estate investment in Hai Phong. Notably, investment interest is strongly concentrated in Nui Deo, given its position as the core center. Some experts believe that with the trend of increasing prices as Thuy Nguyen becomes a city, investing at this stage can bring sustainable benefits to real estate investors.
