According to the People’s Committee of Dong Nai province, there are now 17 land areas totaling more than 168 hectares that are eligible for auction, with a value of nearly VND 2,200 billion. Specifically, in Bien Hoa city, there are 7 land areas; 4 in Trang Bom district; Cam My, Vinh Cuu, and Thong Nhat districts each have 2 land areas.

The Chua Chan mountain area is planned to become an attractive tourism and resort destination in the future. In 2025, the 100-hectare land will be auctioned to develop a tourist area.

Many of these land areas are located in prime locations within Bien Hoa city. For instance, land lot number 130, on the 16th ward political map of Bien Hoa city (formerly known as Lido Theater) spans nearly 2,200m2 and has a starting price of nearly VND 46 billion. This land lot has two fronts: Vo Thi Sau and Cach Mang Thang Tam streets, and is expected to be auctioned in August.

In the third quarter, land lots number 5 and 9 (on the 9th map) in Bien Hoa city’s Quyet Thang ward (formerly known as House 71) are expected to be sold by auction. The land lot has one front on Ha Huy Giap street and the rest bordering existing residential areas. The starting price for the land is about VND 91 billion. The lease term is 50 years, with a one-time payment.

Two stone mines in Hoa An and Tan Ban will also be auctioned in September, with a total area of nearly 7 hectares and a value of over VND 730 billion.

At the same time, in 2025, the departments, branches, and People’s Committees of the districts and cities in the province are assigned to implement related procedures to ensure the auction conditions for 20 land areas with a total area of nearly 680 hectares and a value of more than VND 18,800 billion according to the land price frame.

Among the land areas to be auctioned in 2025, some have large areas, such as the 77.28-hectare land in Long Duc commune, Long Thanh district, with an expected price of over VND 4,700 billion; the land for the Chua Chan Mountain tourism area project in Xuan Loc district, with an area of over 100 hectares and an expected price of over VND 1,348 billion; and the Dau Giay agricultural product market project, phase 2, with an area of over 52 hectares and a value of over VND 1,750 billion.

Other notable land areas include the functional conversion of Bien Hoa Industrial Park 1 (Zone I – 8.94 hectares) valued at over VND 715 billion; Long Giao industrial cluster in Long Giao town and Xuan Duong commune, Cam My district, with an area of over 55 hectares and a value of over VND 503 billion; and Hoa An stone mine in Hoa An ward, Bien Hoa city, with an area of 36 hectares and a value of VND 504 billion.

According to the People’s Committee of Dong Nai province, the auction of these land areas aims to contribute to meeting the housing needs and improving the housing quality of the people; building technical infrastructure for the auctioned land areas to complete urban areas and rural residential areas towards civilization and modernity; and enhancing the effectiveness of state management of land.

In recent years, due to the impact of the real estate market, Dong Nai has not been able to auction any prime land areas.
