With the recently approved Master Plan for Thu Duc City by 2040 and the city leadership’s resolute actions, along with support from the government, this area is expected to become an innovative urban center and a focal point for transportation infrastructure investment with a series of key projects. This will help realize the new growth target and attract FDI.
Masterise Homes, with its extensive experience in the real estate development industry, has witnessed the remarkable transformation of Thu Duc City’s infrastructure. As the gateway connecting Ho Chi Minh City’s center to the provinces of the Southern Key Economic Region and with a large population, Thu Duc has given the company confidence in co-planning investments and developing projects in the area.
Thu Duc City’s Breakthrough Opportunity After the New Planning
Thu Duc City is the first city-within-a-city model in Vietnam, officially operating since January 1, 2021. After more than four years of development, Thu Duc has undergone a complete transformation with numerous infrastructure, real estate, and civil works projects.
Ho Chi Minh City’s leaders believe that the new planning opens up even more opportunities for Thu Duc’s development by concentrating resources to form a new growth pole for the country’s most populous city.
Thu Duc’s journey to becoming the economic leader of Ho Chi Minh City will also create many opportunities and favorable conditions for companies like Masterise Homes, which are committed to its development.
Currently, the city has clearly defined nine subdivisions associated with 11 key development areas. From now until the end of August, the subdivision planning schemes are expected to be completed for appraisal and approval. Subsequently, the city will finalize the list of 535 projects calling for investment, with a total expected capital of over VND 800,000 billion, and submit it to Ho Chi Minh City for approval. This provides a basis for investors and developers to easily strategize and orient themselves with the city’s plans.
With Thu Duc’s orientation towards a knowledge-based economy, experts believe that it will attract high-quality human resources and create communities with unique strengths and identities. That’s why one of the most important goals of the planning, in addition to landscape and economic development, is to provide a good quality of life and an attractive working environment. The population is estimated to continue doubling from 1.5 million people in 2030 to 3 million after 2040.
To meet this rapid growth, Thu Duc is also focusing on investing in transportation infrastructure. There will be a total of nine urban railway lines passing through the city, providing convenient connections to other areas of Ho Chi Minh City and Long Thanh International Airport, in addition to the high-speed North-South railway line, which is receiving much attention from the government.
At the same time, several key projects are being urgently constructed and completed. Among them, the An Phu intersection, with an investment of VND 3,400 billion and three layers, will be partially opened to traffic on April 30 and is expected to be completed this year. The new construction section of Lien Phuong Street will be completed and technically opened to traffic in the second quarter of 2025. After the completion of these projects, the traffic pressure will be reduced, and connectivity improved. For example, residents of An Phu will take just over five minutes to get to Thao Dien and 15 minutes to District 1. The future city will also have the advantage of connecting to Long Thanh International Airport, which is expected to have its first flight on September 2, 2026, boosting international tourism and trade for the region.
Real Estate Projects Developing in Tandem with the City’s Planning
To optimize the land fund around these critical infrastructure projects, Thu Duc is also planning to develop a transit-oriented development (TOD) model. This not only efficiently utilizes resources for key projects but also promotes the creation of modern living spaces with convenient transportation connections, thereby enhancing the value of the entire area.
For instance, the LUMIÈRE riverside project, located near the An Phu metro station, has attracted a large number of residents, with an occupancy rate of up to 92%. Similarly, previous projects by Masterise Homes, such as Masterise Thao Dien and Masteri An Phu, have benefited from their alignment with the city’s planning orientations, contributing to their optimal advantages and increased value for residents. In fact, since the operation of Metro Line 1 (Ben Thanh – Suoi Tien) last year, the apartment resale market in these areas has been vibrant, with a rising price trend.

Meanwhile, along the Ho Chi Minh City – Long Thanh – Dau Giay Highway, Masterise Homes is developing The Global City. With the Nam Ly Bridge, which opened to traffic last year, and the upcoming Lien Phuong Street and An Phu intersection, the project’s connectivity will be further expanded. The SOHO commercial townhouse subdivision in The Global City is attracting many well-known brands to set up businesses, while the first high-rise project, Masteri Grand View, saw a booking boom upon its launch last year, with most apartments already sold. The newly launched SOLA villa garden subdivision has also received special market attention due to its rarity as a riverside villa project with a three-sided river view in the heart of the city.
Masterise Homes’ products are not only known for their infrastructure and utility advantages but also for their well-planned international standards, high quality, and solid legal foundations, ensuring sustainable long-term investment value.

Especially, with a focus on serving the growing intellectual and middle-class population, Masterise Homes also attaches great importance to enhancing the living experience of its residents, not just within their apartments.
According to Masterise Homes, the urbanization process in Vietnam has witnessed a significant shift in priorities: from merely meeting basic needs to providing essential amenities. Nowadays, people are concerned not only about living spaces but also about amenities and higher-level values. The core of a sustainable city must be “for the people,” as advocated by Jan Gehl, an architect, and former professor at the Royal Danish Academy of Fine Arts, in his work “Cities for People.” While this is not a new concept, realizing it in urban life requires a strong commitment and determination from today’s urban developers.

New urban areas attract residents with modern, connected amenities and lifestyles.
Therefore, Masterise Homes considers the “for the people” philosophy as the core inspiration for developing its projects and cities, meaning that all designs revolve around people and their needs. This helps enhance cultural and artistic connections, connect with roots, and create a premium living experience for residents. Over time, with its completed infrastructure, standardized scale, and international-standard amenities, The Global City has become the destination for large-scale music and art programs, becoming a vibrant focal point of Ho Chi Minh City, elevating the urban lifestyle for the global community.
The City’s Largest Ring Road 3 Interchange will be “On Target” by Late 2025, with Eastern Gateway Infrastructure “Clearing the Way”.
The intersections with the Ho Chi Minh City – Long Thanh – Dau Giay Expressway and the Tan Van Interchange are two of the most massive projects within the Ho Chi Minh City Belt Road 3 initiative. Notably, the Tan Van Interchange is slated for completion by the end of 2025 and is expected to significantly improve transportation connectivity in the entire eastern region of Ho Chi Minh City.
