The People’s Committee of Khanh Hoa Province has recently approved the adjusted detailed planning project (at a ratio of 1/2000) along Pham Van Dong Street, Vinh Hoa Ward – Vinh Luong, Nha Trang City.

The total area of the planning research and adjustment scope is over 328 hectares in Vinh Hoa Ward and Vinh Luong Ward, oriented towards tourism and service development. The projected tourist volume in this area by 2030 is 25,000 people, and by 2040, it is expected to reach approximately 32,800 people.

In terms of land use planning, for tourist-service land in the coastal area, the maximum consolidated construction density is 25%, with a maximum height of 40 floors.

For the mountainous area, the maximum consolidated construction density is 10%, with a maximum height of 7 floors. As for limited-use green land, the maximum consolidated construction density is 5%, with a maximum height of 1 floor.

The adjusted detailed planning project (at a ratio of 1/2000) along Pham Van Dong Street, Vinh Hoa – Vinh Luong, with many resorts and hotels, has a maximum construction height of 40 floors.

This area is expected to be divided into three sub-areas, including one sub-area for coastal tourism services with a maximum consolidated construction density of 25%; one sub-area for tourism services combining mountains with a maximum consolidated construction density of 10%; and the remaining sub-area for forestry (experiences associated with the mountain and forest ecosystem).

The urban landscape design along the main axes of this area must ensure access to open spaces by the coast, protect the views towards the sea and areas of scenic value, and guarantee the installation of appropriate amenities along the routes.

Numerous tourism resorts are proposed to be planned in the mountainous area near the sea, increasing the commercial and service land from 75 hectares to nearly 195 hectares.

Based on the approved detailed planning project, the People’s Committee of Khanh Hoa Province requests the People’s Committee of Nha Trang City to publicly announce the approved planning adjustments; develop a plan to implement the planning in conjunction with investing in social infrastructure and technical infrastructure in the urban area; and review and adjust any inconsistent subordinate plans and related plans to ensure consistency (if any).

Regarding Mount Co Tien, the People’s Committee of Nha Trang City is responsible for monitoring and supervising the impact on the environmental landscape during the implementation of the planning; complying with legal regulations on environmental protection, climate change response, disaster and landslide prevention, ensuring security and national defense; and strictly controlling the construction plan in this area.

The Southwest of Nha Trang City is allowed to build up to 24 floors

The People’s Committee of Khanh Hoa Province has also approved the adjusted detailed planning project (at a ratio of 1/2000) for the residential area north of Provincial Road 3, Phuoc Dong – Vinh Thai (Nha Trang City).

The project covers a total area of 596 hectares in Phuoc Dong and Vinh Thai communes, Nha Trang City, with the following boundaries: east bordering Tac River, west bordering Chin Khuc Mountain, south bordering Provincial Road 3, and north bordering Tac River.

The nature of the planning is for the renovation and embellishment of existing urban residential areas and the development of new ones. Accordingly, the expected population size by 2030 is about 28,000 people, and by 2040, it is projected to reach approximately 54,600 people.

According to the land use planning, the land group for housing (including the existing, renovated, and new housing groups) has a maximum construction density of 60% and a maximum height of 7 floors. The mixed-use land group for housing and services has a maximum construction density of 60% and a maximum height of 24 floors.

The Phuoc Dong and Vinh Thai areas in the southwest of Nha Trang City have been approved for a detailed planning project at a ratio of 1/2000, allowing for a maximum construction height of 24 floors.
