A recent controversial statement made on social media has sparked debates within the real estate community. The comment, made by Shark Hung Anh during a talk show in November 2023, pertained to the real estate brokerage profession.
Shark Le Hung Anh stated, “These days, young people find it challenging to work in real estate. Even before, as my friends know, being a real estate agent might seem lucrative, but how much do they really make?
Especially in land brokerage, the intellectual component is, to be blunt, low. Not nonexistent, but low. Why is it called ‘land tout’ instead of ‘car tout’ or ‘phone tout’? Because anyone can do it. When any demographic can participate, it shows that the labor market is less stable. The easier it is to enter a market, the easier it is for that market to change and disappear.”
This statement caused an uproar among real estate brokers. Many argued that while everyone is entitled to their opinion, every profession deserves equal respect. Each occupation has its own value, and collectively, they foster pride and passion, enabling people to earn an honest living.
“Currently, I observe that many businesses, large and small, often involve real estate in some way, even if it’s just renting an office or buying a space to establish their headquarters,” commented a social media user.
Respect for the Brokerage Profession
Mr. Tran Van Binh, Vice Chairman and General Secretary of the Vietnam Real Estate Brokers Association (VARS), recently expressed his dismay over the statement, saying, “How can I not feel sad? The dedication, knowledge, and self-respect of thousands of people working day and night in this industry are being judged by a single biased comment.”

The VARS Vice Chairman emphasized that a successful real estate transaction goes beyond a simple buy-and-sell arrangement. It impacts capital flow, credit, tax revenue, and job creation, nourishing a diverse economic ecosystem.
While the real estate brokerage profession is accessible to many, those who wish to build a long-term career need to possess a deep understanding of the market, urban planning, and legal matters. They must also be proficient in financial skills, consulting, negotiation, and deal-closing techniques, while maintaining resilience in the face of pressure from clients, the market, competitors, and public opinion.
“We acknowledge that there are still individuals who operate unethically and irresponsibly. However, it is unfair to judge an entire community based on a few bad apples. The majority of real estate brokers are constantly learning and conducting their business with integrity and professionalism,” asserted Mr. Binh.
According to the 2023 Business Law, as of January 1, 2025, individuals seeking recognition as professional real estate brokers must hold an officially issued practice certificate, operate within a legally registered brokerage business or exchange, and refrain from freelance brokerage work.
“We don’t expect this profession to be labeled as noble. We only ask for one thing: Don’t look down on it. Behind every transaction lies the hard work, knowledge, skills, and self-respect of individuals who earn an honest living,” stated the Vice Chairman of the Real Estate Brokers Association.
The Vice Chairman further emphasized that this perspective stems from his personal experience, emotions, and respect for the profession. “I was once a real estate broker, and I am proud of it,” he expressed.
