Ho Chi Minh City: 1 project

On April 15, the Ho Chi Minh City Department of Construction announced that 1,322 apartments in the Elysian residential complex on Lo Lu Street, Truong Thanh Ward, Thu Duc City met the requirements for selling future homes. The project is developed by Truong Tin Construction and Trading Services Co., Ltd., a member of Gamuda Land.

Elysian spans over 2.8 hectares and comprises four tower blocks with a total of 1,322 units.

The project was approved by the Ho Chi Minh City People’s Committee in 2011. In 2023, the project received approval for investment and adjustment of the investment policy. Construction commenced in October 2024.

Da Nang: 1 project

On April 25, the Da Nang Department of Construction received registration documents for renting rooms in two 5-story buildings in the Western Concentrated Dormitory Area – Expansion, Hoa Khanh Industrial Urban Area. The target tenants are workers and employees of the Da Nang High-Tech Park. The expected rent is VND 2.5-3.25 million per month for rooms accommodating 4-6 people.

Earlier, on April 17, the Da Nang Department of Construction announced that the Thuan Phuoc – Da Nang New Urban Area project met the conditions for capital mobilization with 1,880 adjacent houses and 212 villas.

Spanning over 97.6 hectares in Nại Hiên Đông and Thọ Quang wards (Sơn Trà district), the Thuan Phuoc – Da Nang New Urban Area project is developed by ACT Holdings JSC.

The total investment capital amounts to nearly VND 11,494 billion. Of this, VND 5,485 billion is allocated for the construction of adjacent houses and villas, and approximately VND 2,139 billion will be mobilized.

The project is expected to be completed by the fourth quarter of 2030.

Binh Duong: 2 social housing projects

In April, the Binh Duong Department of Construction announced information about the Thang Long social housing project in Tan Dinh Ward, Ben Cat Town.

Covering an area of more than 1 hectare, the Thang Long social housing project comprises 1,062 apartments with a total investment of nearly VND 1,026 billion. The project is developed by Hai Long Service and Trading Private Enterprise in collaboration with Unico Construction and Trading JSC.

The tentative selling price of the Thang Long social housing is over VND 20.4 million per square meter (excluding VAT). The deadline for application submission is December 30, 2025.

Regarding the progress, the main works, and technical infrastructure outside the houses are expected to be completed by the third quarter of 2026, with the project being put into use in the fourth quarter of 2026.

At the beginning of April, Thuan Loi Investment and Development JSC announced the second sale of 53 social housing units in the adjacent social housing project (53 units) with an area of over 3.1 hectares and a population of over 1,100 people in An Dien Ward, Ben Cat Town.

The project is expected to be completed in the second quarter of 2025. According to the investor, the selling price for this second sale is over VND 11.3 million per square meter (excluding VAT and maintenance fees). The application period is from March 22 until all products are sold out.

Bac Giang: 1 social housing project

On April 8, the Bac Giang Department of Construction announced information about the EcoHome Song Thuong social housing project, located in the southern urban area (commercial name: EcoHome Song Thuong), with an area of over 12 hectares, invested by Capital Trade and Investment JSC.

EcoHome Song Thuong commenced construction in March 2025 and is expected to be completed in the third quarter of 2026. The project consists of three residential buildings, including two 19-story social housing buildings with 826 units for sale and 206 units for rent, and one 233-unit commercial building.

The tentative selling price of social housing is VND 18.5 million per square meter (including VAT, excluding maintenance fees), and the rental price is VND 125,000 per square meter. The deadline for application submission is August 2025.

EcoHome Song Thuong Project Perspective

Binh Dinh: 1 social housing project

On April 5, Ecohome Nhon Binh Co., Ltd. (investor of the project) announced the receipt of applications for purchasing social housing in the Ecohome Nhon Binh social housing project (phase 44) with 29 units, from April 5 to May 4, 2025. Ecohome Nhon Binh, which commenced construction in 2020, spans over 4.6 hectares and comprises five buildings with a total of 1,380 apartments. The average selling price of social housing (including VAT and excluding maintenance fees) is nearly VND 12.1 million per square meter.

Ha Nam: 6 projects

On April 29, the Ha Nam Department of Construction announced that 460 land plots with technical infrastructure in the project for constructing residential areas in combination with urban embellishment in Hoang Ly neighborhood, Hoang Dong ward, Duy Tien town (DTĐT03.21) met the conditions for transfer to individuals for self-construction of houses.

The project covers an area of over 9.6 hectares, with a total of 478 land plots. The implementation period is from 2022 to the second quarter of 2027, and the investor is Hoang Ly Urban Development and Investment JSC.

On April 22, the Ha Nam Department of Construction announced that 469 land plots with technical infrastructure in two projects for constructing residential areas in the western (284 plots) and eastern (185 plots) areas along the 68m road from km0+500 to km1+200 in Dong Van ward, Duy Tien town – phase 1, met the conditions for transfer to individuals for self-construction of houses.

The western residential area covers nearly 11.5 hectares and comprises 386 land plots, while the eastern area spans over 7.26 hectares with 255 land plots. The investor for both projects is Trung Dong Construction and Investment JSC.

Also in April, 393 land plots with technical infrastructure in the project for constructing the new residential area of Bac Binh My in Don Xa commune, Binh Luc district, met the conditions for transfer to individuals for self-construction of houses. The project covers an area of over 13.2 hectares with 416 land plots. The implementation period is from 2021 to 2025, and the investor is a joint venture between Hai Vuong Co., Ltd. and Vinh Phat Investment and Construction Co., Ltd.

On April 14, the Ha Nam Department of Construction announced that 40 future houses in the project for constructing ecological residential areas – TEELhomes Nhat Tan in Nhat Tan commune, Kim Bang district, met the conditions for sale and lease-purchase.

The project covers an area of over 9.9 hectares, and the investor, TEEL Vietnam Construction JSC, will construct the exterior of the adjacent houses facing the A-A road, comprising 40 units with 5 floors. The project is expected to be completed by December 31, 2025.

Earlier, in early April, 412 land plots with technical infrastructure in the project for constructing residential areas in the east of the PCCR complex in Hoang Dong ward, Duy Tien town (DT-ĐT13.21) met the conditions for transfer to individuals for self-construction of houses. The investor of this project is Song Da 7 Urban and Industrial Zone Investment and Development JSC.

Hai Phong: 1 project

On April 4, the Hai Phong Department of Construction announced that 730 commercial houses in the future met the conditions for business operations in the project for constructing entertainment areas, houses, and ecological parks on Vu Yen Island (phase 9), invested by Vingroup JSC (HOSE: VIC).

The project covers an area of 869.5 hectares, including a 36-hole standard golf course (nearly 160 hectares); 8,334 villas and adjacent houses (136.3 hectares); and a population of 33,336 people. Additionally, there is a social housing area spanning 47.3 hectares. The total investment capital exceeds VND 44 trillion. The project was also permitted to sell 278 commercial houses in November and December 2024.

Kien Giang: 1 project

On April 26, the Kien Giang Department of Construction announced that future houses met the conditions for sale and lease-purchase in the project for constructing Route 2 residential areas – commercial houses (phase 2), comprising 32 units, invested by Kien Giang Construction Investment Consulting Group JSC (HOSE: CKG).

Also in this project, 95 low-rise adjacent social housing units (ground floor + first floor) met the conditions for sale and lease-purchase. The tentative selling price ranges from VND 1.6-1.9 billion per unit (including 5% VAT and 0.5% registration fee).

The project covers an area of 10.88 hectares and involves the construction of 333 adjacent houses and 190 low-rise social housing units along both sides of Route 2, in addition to other service works.

Long An: 2 projects

On April 25, the Long An Department of Construction announced that 73 land plots with technical infrastructure in the project for constructing urban residential areas in Duc Hoa town, Duc Hoa district, met the conditions for transfer of land use rights to individuals and organizations for self-construction of houses.

The project covers an area of 1.2 hectares, with a total of 73 land plots, and the investor is Bao Trung Real Estate Co., Ltd.

On April 14, the Long An Department of Construction announced that 192 houses in the Hai Son residential area, resettlement area, and worker housing area in Long Thuong commune, Can Giuoc district, met the conditions for sale as future houses. The project covers an area of over 36.8 hectares, with a total of 1,621 land plots and houses, and the investor is Hai Son Co., Ltd.

Ninh Thuan: 2 projects

On April 21, the Ninh Thuan Department of Construction announced that 121 adjacent houses in the Dam Ca Na New Urban Area project (phase 1) met the conditions for sale and lease-purchase of future houses.

Covering an area of nearly 64.5 hectares in Phuoc Diem and Ca Na communes, Thuan Nam district, the Dam Ca Na New Urban Area project has a total investment of nearly VND 4,500 billion. The investor is ACT Holdings JSC, and the project is expected to be completed by December 2027.

Earlier, on April 15, 278 land plots in this project met the conditions for transfer to individuals for self-construction of houses.

Also in April, 25 land plots in the project for constructing the Tan Hoi residential area in Thanh Hai ward, Phan Rang – Thap Cham city, met the conditions for sale as future houses.

The Tan Hoi residential area covers a total area of over 1.9 hectares, providing 107 land plots to the market. The investor is Central Green Urban Development JSC (formerly Chi Lanh One-Member Limited Liability Company).

Thai Nguyen: 1 project

On April 9, the Thai Nguyen Department of Construction announced that 82 land plots with technical infrastructure met the conditions for transfer to individuals for self-construction in the Thanh Dong residential area project (Thanh Dong Residence) in Ba Hang ward, Pho Yen town.

These 82 land plots were granted land use right certificates by the People’s Committee of Thai Nguyen province on February 6, 2024, out of a total of 278 plots covering nearly 3 hectares. The investor is Bac Thang Long – Thanh Dong JSC.

Currently, these land plots are mortgaged at a bank. The Thai Nguyen Department of Construction requested the investor to comply with the regulations when signing contracts with customers.

Thanh Dong Residential Area Project Perspective (Thanh Dong Residence)

Hue: 2 social housing projects

On April 10, the Hue Department of Construction announced the sale of 36 out of 182 apartments in Block XH3 – OXH1 high-rise social housing in the Thuy Van Complex Phase 2 (commercial name: Ecogarden) in Zone B of the new urban area of An Van Duong. The deadline for application submission is May 2, 2025.

Earlier, in early April, 36 units in Block XH2 (OXH1) of the same project also met the conditions for sale.

The project is invested by a joint venture of three companies: Cotana Group JSC, Telin Group JSC, and Cotana Capital Real Estate Investment and Development JSC.

Spanning nearly 45 hectares within the 1,400-hectare An Van Duong new urban area in Hue city, the Ecogarden urban area includes over 1,000 social housing units constructed on an area of 3.5 hectares, in two land plots marked as OXH1 and OXH2.

OXH1 covers an area of approximately 1.49 hectares and comprises four blocks of high-rise social housing with one basement and 15 floors, offering 723 apartments. OXH2 spans over 2.03 hectares and features six blocks of low-rise social housing with 4-8 floors and 362 apartments. The units range from 1 to 3 bedrooms, with areas ranging from 32 to 74.9 square meters.

Dong Nai: 1 social housing project

On April 24, the Dong Nai Department of Construction announced that 140 Detaco apartments (Block A2 – CC02 – Social Housing) in Phuoc An commune, Nhon Trach district, invested by Detaco Joint Stock Company (HOSE: DTA), met the conditions for future real estate business operations.

The project covers an area of over 5 hectares, with 2,192 apartments. Construction commenced on January 14, 2025, and completion is expected in July 2027.

Khanh Hoa: 1 social housing project

On April 4, Ha Quang Real Estate JSC (investor) reported to the Khanh Hoa Department of Construction about the expected sale of 182 social housing units in the HQS social housing project at lots SSH-07, 08, and 09. The deadline for application submission is May 21, 2025.

According to the investor, the HQS social housing project was completed and put into use in May 2021, comprising 196 commercial units and 876 social housing units. The company allocated 182 out of 876 units for rent, but only seven units have been rented so far. Therefore, Ha Quang reported the total number of units intended for sale from the rental format to the Department of Construction.

Bac Ninh: 1 social housing project

On April 18, the Bac Ninh Department of Construction announced that future houses met the conditions for business operations in the nine-story building of the Sao Hong social housing area project in Viet Hung ward, Que Vo town, invested by Sao Hong Construction, Trading, and Services JSC.
