In Q2 2025, the social housing project in Kim Hoa Urban Area (Kim Hoa commune, Me Linh district) is expected to open sales. The investor – Than Ha Trading and Construction Company Limited, will receive applications to buy and rent-to-buy apartments in this project.

Kim Hoa social housing complex consists of 4 buildings with 9 floors, providing 720 apartments ranging from 62-69sqm. Of these, 648 units are for sale, and the rest are for rent-to-buy. The project is expected to be completed and put into use in Q4 2027.

The provisional selling price is over VND 21.2 million/sqm (including VAT, excluding maintenance fees). The expected rental price is VND 262,738/sqm.

In Q3 2025, the Thượng Thanh social housing project (Long Bien district) is also expected to open for sales.

The project covers an area of over 6ha, including 3 apartment buildings CT1, CT2, and CT3 with 22 floors and 44 adjacent houses. The investor is a joint venture between Him Lam Thu Do JSC and BIC Vietnam JSC. Among them, CT1 is commercially known as Rice City Long Chau, expected to provide about 600 apartments with a population of nearly 1,700 people, a construction density of 64%, and a land use coefficient of 12.4 times.

The project is still under construction, and the selling price has not been announced, but it has attracted great attention from the people.

Recently, the Rice City Long Châu investor has opened a portal to check the conditions for buying social housing, causing a surge in the number of people applying for confirmation of housing conditions.

According to statistics, the project’s website attracted nearly 60,000 visits, and the number continues to rise, signaling a “high competition rate” in the upcoming sale.

In Q4 2025, the N01 Ha Dinh social housing project (Tan Trieu commune, Thanh Tri district) will also start receiving applications.

According to the Hanoi Department of Construction, the provisional selling price here is about VND 25 million/sqm, the rental price is VND 150,000/sqm/month, and the rent-to-buy price is VND 390,000/sqm/month.

The project comprises 25 floors (5 base floors, 20 apartment floors, and 1 basement), a population of over 1,200 people, and is expected to provide 440 apartments in Q4 2027. Of these, 255 units are for sale, 37 for rent-to-buy, 73 for rent, and the rest are commercial apartments.

Earlier this March, the joint venture between Hanoi Investment and Housing Development Corporation (Handico) and Viglacera Joint Stock Company started the social housing project in CT3 land plot of Kim Chung New Urban Area (Kim Chung commune, Dong Anh district).

The selling price here is VND 18.4 million/sqm (including VAT and maintenance fees), and the rental price is VND 95,000/sqm/month.

The investor expects to start receiving applications from October 2025 and complete the project in Q4 2026.

According to the plan, the CT3 land plot will construct 3 buildings with 12 floors and 1 tum, with a total of 1,104 apartments serving about 3,900 residents. Of these, 717 units are for sale (area from 59-63sqm), 212 units for rent (49-59sqm), and 175 commercial apartments for sale.
