The Haiphong People’s Committee has recently issued a decision on auctioning land use rights in the Vung Xec area, Van Huong Ward, Do Son District, with a total area of 19.79 hectares.

Of this, 5.2 hectares are for residential purposes, including 1.7 hectares for low-rise buildings, 2.48 hectares for commercial apartments, and 1.08 hectares for social housing. The remaining land is allocated for various service types.

According to the approved land price scheme, the 1.72-hectare land plot for low-rise buildings is priced at VND 16.8 million per square meter. The 2.48-hectare land plot for commercial apartments is priced at VND 16.69 million per square meter, and the 1.9-hectare land plot for commercial services is priced at VND 10.98 million per square meter for the entire lease term. The 0.4-hectare land plot for educational purposes is priced at VND 4 million per square meter per year.

The starting price for this land auction is VND 917.8 billion, with a proposed bid increment of 3% of the starting value per bid.

The land lease format is an auction of land use rights through the State’s allocation of land with collection of land use fees via auction for the 4.2-hectare residential land. For the remaining land plot of over 1.9 hectares allocated for commercial and service purposes, the format is a one-time land rent payment for the entire lease term…

The land use term is 50 years from the date of the decision recognizing the auction winner. The total investment for this project includes an expected investment capital of VND 2,197 billion and expected land use fees and land rent of VND 917.8 billion.
