Accordingly, this 1,790 square meter plot of land, previously designated for office construction, has been approved for a change in land use purpose to allow for the development of commercial, service, and office buildings with residential units.

The land usage arrangement is set as a land lease with a land use levy. The lease term commences from the date of the decision on land use purpose adjustment and extends until September 29, 2066 (the date of the project land lease expiration). Individuals purchasing residential units with associated land use rights are granted stable and long-term ownership.

The Hanoi People’s Committee has recently approved a change in land use purpose for a 1,790 square meter plot within the My Dinh Pearl Complex (in Phu Do Ward, Nam Tu Liem District).

The location and boundaries of the land lot are specified in the adjusted detailed planning of the Golden Palace A Urban Function Area at a 1/500 scale, specifically for the land lot coded KS-VP-NO of the My Dinh Pearl Complex project in the X3 and CV4.3 areas.

The Hanoi People’s Committee assigns Vietnam Oil and Gas Real Estate Joint Stock Company – SSG, as the project’s investor, the responsibility of coordinating with the Department of Agriculture and Environment to determine land use levies and land rent, as well as to adjust land lease contracts.

The enterprise is responsible for managing and utilizing the leased land area within the defined boundaries and in accordance with the specified purpose, complying with legal regulations. This includes maintaining environmental sanitation and adhering to fire prevention and fighting standards as stipulated in the Vietnam Construction Standards. Transferring the project to another unit without the approval of the Hanoi People’s Committee is prohibited.

Upon completion of the investment and construction of the project, the investor shall coordinate with the Department of Agriculture and Environment to implement procedures for granting land use right certificates and ownership of houses and other assets attached to the land for purchasers, in accordance with regulations.

Previously, in 2022, the Hanoi People’s Committee issued a decision approving adjustments to the detailed planning of the Golden Palace A Urban Function Area at a 1/500 scale for the land lot coded KS-VP-NO in the My Dinh Pearl Complex project in the X3 and CV4.3 areas. The adjusted land lot covers an area of nearly 3.8 hectares.

According to this decision, the adjustments include maintaining the boundaries and scale of the land lot, as well as retaining the completed and occupied apartment blocks (coded 3A and 3B) and the under-construction complex of hotel, commercial service, office, and residential buildings (coded 1). Updates are made to incorporate content previously approved by authorized agencies during the earlier stages of the project, ensuring consistency in the project dossier.

Notably, for the office block (coded 2), a proposal has been made to reduce the approved building area from over 1,790 square meters to 1,493 square meters, while increasing the number of floors from 28 to 38 and the total floor area from over 40,012 square meters to nearly 54,000 square meters. Additionally, a proposal has been put forth to adjust the function of this block from “Office” to “Commercial Services, Office, and Apartment”…
