**New Investment Focus**
Since the end of 2024, there has been a significant increase in interest and investment in real estate in the Capital Region’s cities. Demands are concentrated in areas along the Belt Road 4 and the industrial corridors connecting Hanoi with Bac Giang, Hung Yen, and Hai Duong.
A survey conducted by the Vietnam Real Estate Research Institute and presented by Dr. Nguyen Van Khoi, President of the Vietnam Real Estate Association (VNREA), at the workshop “Investment Prospects in Real Estate in the Capital Region’s Cities” held today (May 15th), revealed these findings.
Mr. Khoi evaluated the real estate market after the province-city merger and concluded that this presents an opportunity to expand urban space and create enormous development potential. Real estate will benefit the most as resources are concentrated and planning becomes more consistent.
Especially in the Hanoi Capital Region (including Hanoi and its nine neighboring provinces: Bac Ninh, Bac Giang, Vinh Phuc, Hung Yen, Hai Duong, Ha Nam, Hoa Binh, Phu Tho, and Thai Nguyen), the merger will accelerate urbanization. As a result, the real estate market in this area promises a strong transformation.
Mr. Khoi stated that the satellite cities around Hanoi are emerging as vibrant investment destinations due to their improving connectivity and abundant land funds.
“In recent years, provinces near Hanoi have attracted significant real estate investment. Many investors are flocking to the outskirts, creating a noticeable shift away from the crowded inner city,” emphasized Mr. Khoi.

According to him, the focus is on major transportation routes such as Belt Road 4 and the industrial corridors linked to Bac Giang, Hung Yen, and Hai Duong. The flow of capital is transforming the satellite cities into the new focal points of the market.
Explaining the appeal of the satellite cities, the expert attributed it to the crucial factors of ample land availability and reasonable prices.
Provinces like Vinh Phuc, Hung Yen, and Ha Nam can offer large land funds for developing modern urban areas, something that central Hanoi struggles to achieve due to limited land resources.
Additionally, the inter-provincial transportation system is being robustly improved. Key projects like the Belt Roads 3 and 4, inter-provincial highways (Hanoi – Hai Phong, Hanoi – Lao Cai, Hanoi – Thai Nguyen, etc.), and the future urban railway system will connect the core and peripheral areas more efficiently.
As a result, living in Bac Ninh, Hung Yen, or Vinh Phuc and working in Hanoi is becoming more convenient, encouraging the trend of population decentralization from the inner city.
Which Segment Will Lead the Market?
Mr. Le Dinh Chung, General Director of SGO Homes, noted that land prices in the provinces of the Capital Region are still three to five times lower than in Hanoi, creating a “double opportunity” for both investors and real buyers.
Mr. Chung predicted a strong market recovery in the provinces after June 2025.
Both Mr. Chung and Mr. Khoi agreed that the segment serving real needs would lead the market due to convenient locations and clear legal frameworks.
Additionally, industrial real estate and logistics have the potential for a strong breakthrough in the Capital Region, which is a bright spot for FDI with large industrial parks in Bac Ninh, Bac Giang, Vinh Phuc, Hung Yen, and Hai Duong.
“The demand for factories, warehouses, and logistics services will increase as FDI continues to flow in, especially as Vietnam deepens its involvement in the global supply chain,” analyzed Mr. Khoi.
For investors, Mr. Chung recommended focusing on the real value of real estate, prioritizing products with transparent legal frameworks to avoid risks. It is also crucial to allocate capital wisely and consider the potential growth of satellite city markets. “A long-term investment strategy, rather than short-term speculation, will maximize sustainable profits,” emphasized Mr. Chung.
