The implementation of the TOD model along the high-speed North-South railway line is expected to bring comprehensive benefits to socio-economic development, particularly for the real estate industry.

According to the proposed plan, the high-speed North-South railway line will feature 23 passenger stations, strategically located in the economic and political centers of the regions. These stations will be easily accessible from urban areas and will be situated in zones with potential for new development and efficient land resource utilization.

Emphasizing the importance of urban planning based on the TOD model in conjunction with high-speed rail infrastructure, PGS, TS. Tran Dinh Thien, a member of the Prime Minister’s Advisory Council, stated that this model will not only reshape the urban landscape by closely connecting amenities, commercial centers, residential areas, and modern infrastructure projects but also stimulate a paradigm shift in planning and real estate development approaches.

This approach will enhance land value, promote the development of green real estate projects, smart cities, and digital real estate, contributing to the creation of a sustainable, modern, and resilient urban ecosystem that better meets the demands of the transforming economy in the new era.

Sharing insights on urban planning based on the TOD model, Mr. Tran Ngoc Chinh, Chairman of the Vietnam Urban Planning and Development Association, affirmed that this model is well-suited to address transportation, environmental, population, and employment issues in major cities such as Hanoi, Ho Chi Minh City, and Haiphong. This approach creates growth opportunities for real estate investment by providing an advantageous environment for various real estate types, including residential, office, banking, entertainment, and commercial projects.

According to estimates by the Ministry of Construction, the total revenue from land fund exploitation in TOD areas and commercial exploitation is expected to reach approximately 22 billion USD. Out of this, 5 billion USD is projected to come from advertising services, and 17 billion USD from auctions in the vicinity of the railway stations.

In an interview with Tien Phong Newspaper, PGS. TS. Nguyen Dinh Tho, Deputy Director of the Institute of Strategy, Policy on Agriculture and Rural Development, Ministry of Agriculture and Rural Development, shared that the TOD planning model has been successfully implemented in various countries worldwide, including Japan, Singapore, and Taiwan.

Mr. Tho pointed out that the principle of modern planning is to take a market-based approach, which means considering urban planning and its satellite cities. “I hope that through this model, we will efficiently utilize land. Hanoi and its surrounding areas may not have abundant land, but we also don’t lack it. We can convert areas that are not being used or shift agricultural land for industrial and urban purposes. In fact, this transition aligns with global trends. As we have industrialized and modernized, urbanization has become imperative,” he added.

According to Mr. Tho, Samsung’s presence in Bac Ninh and Thai Nguyen, occupying only 2ha and 5ha of land, respectively, contributes to a quarter of Vietnam’s export goods volume. This underscores the significance of efficient land resource utilization.
