A highly anticipated social housing project is underway in the NO1 land lot of the new Ha Dinh urban area (Tan Trieu ward, Thanh Tri district). The project, a joint venture between UDIC, Haweicco, and DAC Hanoi, broke ground in December 2024 and occupies an area of 9,305 sq. m. Located just 800 meters from the Nguyen Trai – Khuat Duy Tien intersection, it is considered one of the most attractive social housing projects in Hanoi.

The NO1 land lot features a 25-story apartment building with office spaces, parking areas, and auxiliary technical facilities from the 1st to 5th floors. The residential area occupies the 6th to 25th floors, along with one basement level. In total, there will be 440 apartments, including 365 social housing units ranging from 70 to 76.24 sq. m.

Of the 365 social housing units, 255 are for sale, 37 are for rent-to-own, and 73 are for rent. The project is expected to be completed by the fourth quarter of 2027.

According to the Hanoi Department of Construction, the tentative selling price for social housing units is VND 25 million per sq. m. At this rate, a 70 sq. m apartment in the Ha Dinh social housing project would cost approximately VND 1.75 billion. Meanwhile, the rent for social housing is expected to be VND 150,000 per sq. m per month, and the rent-to-own option is VND 390,000 per sq. m per month.

The timeline for receiving applications to purchase social housing units is expected to be in the fourth quarter of 2025. Applications can be submitted to the Ha Dinh New Urban Area Project Management Board office (located at 214 Nguyen Xien, Ha Dinh New Urban Area, Tan Trieu ward, Thanh Tri district).

According to our reporters, construction is well underway at the Ha Dinh social housing project, with workers and machinery currently working on the foundation and basement levels.

The project’s investors have stated that construction on the basement level is ongoing, and they anticipate meeting the conditions for sales by July 2025. As the project is located in a residential area, the transportation of construction materials has been challenging.

6 Social Housing Projects Expected to be Completed This Year

According to the Ministry of Construction, Hanoi was assigned a target of completing 4,670 social housing units in 2025. Following an on-site inspection, the ministry assessed that the city is on track to exceed this target, with over 4,700 units across 6 projects located in suburban districts such as Bac Tu Liem, Long Bien, Dong Anh, and Me Linh.

One of these projects, a social housing complex for officers and soldiers of the Ministry of Public Security in Co Nhue 2 ward, Bac Tu Liem district, with 1,340 units, was completed in the first quarter of 2025. The Kim Hoa Urban Area project in Me Linh district, with 720 social housing units, has completed its structural work. The Thuong Thanh Urban Area project in Long Bien district, with a total of 1,980 units, is currently constructing one building and expects to finish 600 units this year. In Dong Anh district, the Uy No social housing project with 952 units is under construction, with 466 units expected to be completed by the end of 2025. Additionally, the Thanh Lam – Dai Thinh 2 Urban Area project with 500 units and the Kim Chung Urban Area project with 1,104 units in Dong Anh district are both under construction, with the latter expected to be fully completed by the end of 2025.
