Cát Bà’s tourism market is gearing up for its peak season (May to July), and amidst this backdrop, news that several major travel companies have signed up to operate the entire Xanh Sky product line, apartments belonging to The Xanh 2 tower, has caught special attention.
According to Sun Group, the project’s investor, in a short period since its launch, numerous tourism and travel enterprises have proposed a collaboration model to lease the entire Xanh Sky apartment fund to develop accommodation services, catering to groups, international guests, or families. This move not only showcases trust in the quality of the Xanh Island project but also reflects the shortage of high-quality accommodation products meeting the demands of premium travelers flocking to the Pearl Island.
The Xanh 2: Timely Entry into the Accommodation Rental Market
Right at the beginning of 2025, Cát Bà overcame the preconception of being a “seasonal destination” to become one of the two most searched tourist spots in the country. The total number of visitors in the first two months reached more than 280,000, including nearly 180,000 international arrivals. During the April 30 to May 1 holiday, the Pearl Island continued to record more than 107,800 visitors, with 25% being international tourists.
This surge in visitor numbers has led to a “boom” in the demand for high-quality accommodation. However, the supply in Cát Bà has not kept pace. This market gap is what travel enterprises are striving to fill. Instead of waiting for the market to self-regulate, they actively seek out apartment funds with a central location, clear legal status, comprehensive utilities, and synchronous development to promptly catch the rising demand for accommodation.

This is the reason why the towers in the central Bay City of Xanh Island, especially The Xanh 2, which boasts over 700 Xanh Sky apartments, have quickly become the “target.” Possessing the advantage of being located in the heart of a large-scale entertainment-commercial-festival complex in Cát Bà, designed to luxury resort standards with sea-view and fireworks display apartments, along with a rich ecosystem of adjacent utilities, The Xanh 2 is considered the optimal solution for both investment and practical accommodation exploitation.
Notably, the launch of The Xanh 2 is also considered a “timely” move at the beginning of the peak summer tourism season. In the future, the apartments here will fully enjoy a series of festival events lasting from May, including adventurous sports performances, fireworks at the “Symphony of the Green Island” stage worth nearly VND 200 billion, water music, night market Vui-Fest near Ladies Beach, etc.

Looking at the broader picture, many tourism and travel enterprises and individual investors are highly anticipating the Cát Bà market in the medium and long term. In terms of product supply, the land fund for tourism development in Cát Bà is becoming increasingly scarce. Areas licensed for well-planned project development, like Xanh Island, have become rare support points for long-term investors.
“Most units recognize the bright prospects from Sun Group’s development of professional tourism products in Cát Bà, similar to other regions such as Da Nang, Phu Quoc, and Quang Ninh, attracting guests, and the room occupancy rate will surely not show significant seasonal fluctuations,” said Mr. Nguyen Van Tho, General Director of Mustgo Travel.
Riding the Wave of Four-Season Tourism with a Professional Operation Model
The involvement of major travel companies is not only a strategic move to take advantage of market opportunities but also an important indicator that the Cát Bà tourism accommodation industry is entering a new phase of acceleration.
“With their expertise and extensive experience, these units bring a professional operation model, optimizing the exploitation efficiency of each accommodation product, especially in the tourism apartment segment,” said a representative of Sun Group.

Unlike the traditional investment model, where owners have to find guests, operate, and bear the risk of occupancy rates, collaborating with professional operators allows investors in The Xanh 2 to almost “outsource” management, from marketing, operations, maintenance to customer care. As a result, risks are significantly reduced while rental cash flow is maintained stably.
This is a distinct advantage of The Xanh 2, as all apartments are designed to be multi-functional, allowing for flexible use for personal vacations, short-term rentals during peak seasons, or long-term leases for groups and families. Each apartment is delivered with luxurious furnishings (excluding electronics), integrated with a smart QR code control system, and professional housekeeping services.
