Expansion of Nguyen Huu Tho Road: Unlocking Regional Connectivity and Boosting Economic Growth

The Ho Chi Minh City People’s Council has recently approved a plan to invest in expanding Nguyen Huu Tho Road to 60 meters, accommodating ten lanes of traffic. The upgrade project, stretching from Nguyen Van Linh Street to Ben Luc – Long Thanh Expressway, spans 8.6 kilometers with a total investment of VND 9,894 billion, including over VND 4,680 billion in government funding and the remainder raised by investors. The project is expected to be completed between 2025 and 2028.

Nguyen Huu Tho Road is one of the three main routes for residents of Nha Be and Can Giuoc, Long An, to access Ho Chi Minh City and travel to the Eastern and Western Southern provinces. The inter-regional connectivity of this route will form a seamless transportation network, meeting the travel demands between the southern gateway of the city and the Eastern and Western Southern provinces, as well as the network of seaports and the Long Thanh airport.

According to the Ho Chi Minh City Department of Transport, investing in the expansion of the North-South axis (Nguyen Huu Tho Road) will not only alleviate traffic congestion but also play a crucial role in connecting vital routes such as Ho Chi Minh City’s Ring Road 2 and the Ben Luc – Long Thanh Expressway. The project will also boost the linkage between the Hiep Phuoc urban area and key industrial parks in Ho Chi Minh City and Long An, thereby enhancing economic and social value, as well as real estate market potential in these areas.

The expansion of Nguyen Huu Tho Road to 60 meters brings direct benefits to two areas. First, the Nha Be Hiep Phuoc area will address traffic congestion and promote the rapid development of urban and industrial areas. Second, the Long Hau Can Giuoc area will facilitate the growth of urban, industrial, logistics services, and the real estate market. Thanks to this route, residents of Nha Be and Can Giuoc, Long An, will not only have improved access to Ho Chi Minh City’s center, but the region’s real estate values are also predicted to surge in the coming years.

The Nguyen Huu Tho Road project, with its direct connection to DT826, will transform Long Hau – Can Giuoc into a new urban-industrial-logistics hub, significantly boosting the area’s real estate and investment market.

Experts forecast that land prices along these routes could increase by 30% to 70% in the next 3-5 years. Land projects priced at approximately VND 35 million/m2 will set a new price benchmark in the future, especially once the road construction commences and nears completion.

A survey reveals that there is a limited supply of land plots with red books available in the Long Hau, Tan Lap (Can Giuoc, Long An) area. Thus, with the expansion of infrastructure and scarce new supply, a significant increase in land prices is inevitable.

With a limited supply of land plots and upcoming infrastructure developments, many investors are seeking land with red books in the southern gateway of Ho Chi Minh City, anticipating a wave of price increases.

Notably, along the front of Provincial Roads DT826C and DT826E (Long Hau – Can Giuoc), there is only one project, THE 826 EC, with a scale of over 15 hectares, developed by Hai Thanh and distributed by DKRA Realty, soon to be introduced to the market.

Benefitting from its prime location on the border of Ho Chi Minh City and Long An, just 8 kilometers from Phu My Hung and the Southern Saigon University Town, and adjacent to the Hiep Phuoc and Long Hau industrial parks, the project offers convenient connections to various destinations.

Moreover, this land plot project borders several large urban areas, including Saigon Village, T&T Millennia City, Saigon Riverpark, and Vinhomes Phuoc Vinh Tay (1080 hectares). With a competitive price of only VND 35 million/m2, there is significant potential for price appreciation. As the infrastructure in the area nears completion, a 20-30% increase in land prices within 1-2 years is highly likely.

In addition to the expansion of Nguyen Huu Tho Road to 60 meters, several connectivity projects between Ho Chi Minh City and Long An have been continuously invested in recently. Notably, DT827E and three bridges crossing the Can Giuoc, Vam Co Dong, and Vam Co Tay rivers are part of a VND 4,800 billion project that will connect Ho Chi Minh City, Long An, and Tien Giang, reducing traffic congestion on National Highway 1 and National Highway 50. This project is expected to be implemented in the 2025-2030 period.

Another significant infrastructure project is the Ben Luc – Long Thanh Expressway, spanning 57.8 kilometers and connecting Long An, Ho Chi Minh City, and Dong Nai. This route not only alleviates traffic on National Highway 1, National Highway 51, and the Ho Chi Minh City – Long Thanh – Dau Giay Expressway but also opens up new development opportunities for industrial parks, seaports, and the airport in the region. Most sections of the expressway have been opened to traffic, and the remaining works are expected to be completed by 2026.

The Tan Tap – Long Hau Road (DT826D) is also among the eight breakthrough transportation projects approved by the 11th Long An Party Congress for the 2021-2025 term. The project is planned to connect Ho Chi Minh City’s Ring Road 4 to DT830, enhancing regional connectivity and providing a boost to the real estate market. It is expected to be implemented in the 2026-2028 period with public investment capital.

Additionally, key infrastructure projects in the region, such as Ho Chi Minh City’s Ring Road 3 and Ring Road 4 (the section through Long An), the expansion of National Highway 50 and National Highway 50B, and the upgrading of DT835B, DT826, DT826C, Huong Lo 11, and Nguyen Thai Binh roads, are continuously being promoted in Long An, creating advantages for the region’s real estate market.
