In recent days, news of the Trump Organization’s official launch of a nearly 1,000-hectare urban, eco-tourism, and golf complex project, with a total investment of over $1.5 billion, has turned all eyes towards the “promised land” of Khoai Chau. Investors have started seeking answers to the question, “Why Khoai Chau and not elsewhere?”
While My Hao and Yen My are associated with industrial parks along National Highway 5, almost two decades old, and Van Giang has impressively urbanized over the last decade, Khoai Chau will be the story to follow in the coming years. Additionally, the transportation network will be expanded with planned routes such as the Dong Canal Road connecting to Ring Road 4, the Cho Ben-Yen My Expressway, the Heritage Road along the Red River, and the upgrade of Nguyen Trai Road (DH.57) to a width of 52 meters. These new routes will complement existing ones, including the Hanoi-Haiphong Expressway, the Hung Yen-Thai Binh Expressway, DT.378, DT.379, and QL.39, establishing Khoai Chau’s multi-connected position in the master plan for the linkage of key economic regions in Northern Vietnam.

With a promising transportation foundation, Khoai Chau is attracting investment and becoming a “land of opportunity” for major players in the market. According to plans, by 2030, Hung Yen province will have 30 industrial parks (including 17 existing ones approved by the Prime Minister and 13 potential new ones) covering approximately 9,589 hectares. By 2050, the province will have 35 industrial parks spanning about 12,000 hectares. Currently, existing industrial parks such as Industrial Park No. 3, Hung Yen Clean Industrial Park, and Tan Dan Industrial Park are just a 5- to 10-minute drive from Khoai Chau’s center, presenting significant opportunities for the area’s real estate market.
Reviving the Golden Age of “Second to Pho Hien”
Pho Hien City boasts nearly 1 kilometer of frontage along Nguyen Trai Road, the widest road in Khoai Chau at 52 meters.
