The Hanoi People’s Committee has issued Decision No. 6742/QD-UBND, approving the planning task for the renovation and reconstruction of the Nghia Tan apartment complex in Nghia Tan Ward, Cau Giay District. The total area for the planning task is approximately 31.6 hectares (316,611 square meters).

The Nghia Tan apartment complex, built in 1987, consists of 23 apartment buildings ranging from 3 to 5 stories tall. The average apartment size is 18–20 square meters.

The complex is bounded by Hoang Quoc Viet Street to the north, To Hieu Street to the south and southeast, and Nguyen Phong Sac Street to the west.

Over the years, the complex has fallen into disrepair, impacting the living environment, urban aesthetics, and putting a strain on the area’s technical and social infrastructure.

The renovation and reconstruction plans for the Nghia Tan apartment complex propose the development of a 40-story residential building and a mixed-use tower with a maximum height of 55 stories. The detailed planning for this project, at a scale of 1/500, is expected to be completed by June 2025.

The Dong Da District recently held a conference to gather feedback from agencies, organizations, individuals, and the local community regarding the planning task and design for the renovation and reconstruction of the Vinh Ho apartment complex and its vicinity, at a scale of 1/500, in Thinh Quang and Trung Liet wards.

The Vinh Ho apartment complex comprises 36 buildings spread across Thinh Quang (27 buildings) and Trung Liet (9 buildings) wards, with 1,938 apartments and a population of over 14,000. The planning scope covers an area of 22 hectares, including 1,300 adjacent houses.

The buildings in the complex were mainly constructed 40 to 50 years ago and have deteriorated due to a lack of maintenance and repairs, as well as unauthorized alterations and additions by residents, which have also raised safety concerns.

The total area of low-rise housing is 54,911 square meters, consisting of 1,333 units. Many of these houses are interspersed with apartment buildings, creating narrow alleys with poor lighting conditions.

Dong Da District has been working in collaboration with the Department of Planning and Architecture and the Hanoi Institute for Planning and Architecture to develop the planning with a focus on reconstructing the 36 buildings into 40-story structures to provide on-site relocation for residents, while also allocating a portion of the area for commercial services without residential functions.

Residents of the Vinh Ho apartment complex have expressed their joy and anticipation for the upcoming renovation project, hoping for a swift transformation that will bring stability to their lives.
