Green Offices: Long-Term Sustainability for Cost Efficiency and Operational Excellence
The built environment has a significant impact on our planet. According to the United Nations Environment Programme (UNEP), buildings account for approximately 40% of global energy consumption and a third of greenhouse gas emissions. Transforming these structures into energy-efficient and eco-friendly spaces is crucial not only for combating climate change but also for reaping long-term economic benefits.
The LEED certification system, developed by the U.S. Green Building Council (USGBC), has become a global standard for assessing sustainability. In Vietnam, while the number of LEED-certified buildings is still growing, the demand for green office spaces is evident, especially in densely populated and commercially active cities like Hanoi. Certified green spaces offer a multitude of advantages, from operational cost savings to enhanced employee wellbeing, increased productivity, and a bolstered corporate reputation.
Ms. Hoang Nguyet Minh, Senior Director of Commercial Leasing at Savills Hanoi, emphasizes the importance of green certification: “Green certification is no longer merely a competitive advantage; it has become the new norm for Grade A offices. It enables companies to showcase their commitment to environmental, social, and governance (ESG) standards, enhancing their corporate image and attracting top talent.”
Oriental Square by OSI: Embodiment of Sustainable Development
Oriental Square by OSI, located in the new administrative and economic center, is leading the way. It is the first Grade A office in Starlake to pursue LEED Gold certification. The project is designed to provide a healthy and cost-efficient workplace while minimizing its environmental footprint. The goal is to create a working environment that enhances user wellbeing, reduces climate impact, and decreases water consumption compared to traditional office buildings.
Oriental Square by OSI is a trailblazer, being the first Grade A office and commercial building in Starlake to receive two prestigious awards at the 2024 PropertyGuru Vietnam Property Awards: “Best Office Development” and “Best Commercial Green Development.” It was also recognized as a finalist for “Best Office Development” at the Asia Property Awards, highlighting its regional market credibility and quality.
From the outset, Oriental Square by OSI incorporated advanced green engineering solutions. Its column-free layout and high ceiling height maximize space flexibility, enhance natural light penetration, and promote efficient airflow. As a result, the project is estimated to reduce greenhouse gas emissions by 10%, in line with LEED standards.

Sustainability is at the heart of Oriental Square by OSI’s construction. The building features Saint-Gobain Low-E glass from France, blocking up to 80% of UV rays and solar heat. Structural steel imported from Switzerland ensures durability, and the fire-resistant electrical system meets Singapore’s stringent standards. The Daikin central air-conditioning system, coupled with UK-made Breeze air filtration, COâ‚‚ sensors, and UV lighting, maintains exceptional air quality—a key factor in employee health and productivity.
Energy efficiency is further enhanced through Schneider LED lighting systems, smart sockets, and a fully integrated BMS–PMS management platform, allowing real-time energy monitoring and consumption control. These systems are expected to deliver annual energy and operations savings of 20–25%, a significant advantage in the face of rising operating costs.

The project is engineered for long-term resilience and adaptability. Its structural system, featuring dual layers of reinforced concrete from Switzerland, is designed to withstand earthquakes of up to magnitude 7 on the Richter scale, ensuring stability and safety.
With a completion and handover date set for the end of 2025, Oriental Square by OSI will introduce nearly 14,000 square meters of prime office and retail space to Hanoi’s market. This development is ideal for technology, finance, and professional services companies seeking a modern, tech-integrated workspace that aligns with global sustainability standards.
Oriental Square by OSI is poised to become a pioneer in the next generation of office spaces in Hanoi—a workplace designed for long-term vision, operational excellence, and sustainable growth. It is the perfect choice for businesses seeking an environment that supports their sustainability strategies while providing stability and high performance.
