The Hanoi People’s Committee has approved a detailed planning adjustment plan at a 1/500 scale for the BT-coded land lot in the Yen Nghia Industrial Cluster, Yen Nghia Ward, Ha Dong District. This land lot is planned for the construction of the Biti’s Northern Commercial Center, one of the most prime commercial projects in the gateway to the city’s west.

According to the adjusted planning, the land lot covers an area of nearly 2 hectares, retaining its commercial center construction function but doubling its building area from 0.6 hectares to over 1.2 hectares.

The total floor area after the adjustment exceeds 83,500 square meters, with a construction density of 55% and a land use coefficient of 2.8 times. The building will consist of 5 floors above ground and 2 basement levels.

Biti’s company held an architectural design competition and selected the winning proposal from Hoa Binh Design and Consulting Company Limited. According to the design, the commercial center will feature rounded, curved lines. The buildings will be interspersed with greenery.

The land lot for the construction of the Biti’s Northern Commercial Center has a frontage along National Highway 6 and the Cat Linh – Ha Dong urban railway line. The distance from this lot to Yen Nghia Station (on the Cat Linh – Ha Dong urban railway line) is approximately 250 meters.

Currently, National Highway 6 is being expanded, and Ha Dong District has many development projects. This area is also home to Ring Road 4 and Yen Nghia Bus Station, which are both nearby. With its high traffic volume and convenient connections to Ha Dong district’s key transportation arteries, the Biti’s Northern Commercial Center is expected to create a significant boost for the Yen Nghia area, which is emerging as a new development hub in Hanoi’s west.

The land lot is bordered to the northwest by the land of Binh Tien Consumer Goods Production Company Limited (Biti’s), and to the southwest by a road and the Yen Nghia Ward’s service land.

On the planned land lot, there is only one old factory building. The rest of the area is clear of structures, and an internal concrete road system was previously constructed.

On the outside, the land lot is fenced off. Along National Highway 6, there are some individuals using the space for small-scale trading activities.

In front of the land lot is a Biti’s product introduction and sales booth, but it is not operational.

Previously, the land lot was agricultural land belonging to Do Lo Village, Yen Nghia 2 Commune, Hoai Duc District. In December 2003, the Ha Tay (former) Provincial People’s Committee revoked and converted its land use purpose to specialized land, then leased it to Biti’s for the development of the Biti’s Northern Commercial Center.

In October 2004, the Ha Tay Provincial Department of Construction approved the detailed planning for the project. In November 2005, Biti’s was granted an investment incentive certificate, and in May 2008, they received the land use right certificate.
