Young adults under 35 can take advantage of promotional interest rates offered by many commercial banks. TPBank, for instance, offers a special home loan package with an interest rate of just 3.6% p.a. fixed for the first three months.

Eximbank has launched the “Y-Rise Eximbank” home loan package with an attractive interest rate of 3.68% p.a. for the first 36 months for customers aged 22-35. The maximum loan term is up to 40 years, reducing the burden of periodic repayments. Additionally, the grace period for principal repayment is seven years.

LPBank introduces a package with a scale of VND 5,000 billion and an initial interest rate of only 3.88% per year for the first three months. Customers can borrow up to 100% of their capital needs, with a maximum term of 35 years and a 24-month principal grace period.

From now until December 31, 2025, SHB will deploy a VND 16,000 billion package to serve home buying needs with preferential interest rates from just 3.99% per year. Customers can borrow up to 90% of the value of the property they intend to purchase.

HDBank also launched a VND 30,000 billion credit package with a loan term of up to 50 years. The initial interest rate is 4.5% per year for the first three months, with a maximum loan amount of up to VND 50 billion, disbursement of 90% of the value of secured assets, and a maximum principal grace period of five years.

Similarly, MSB Bank has launched a preferential home loan package for young people with an interest rate of just 4.5% per year, fixed for the first six months. The loan term is up to 35 years, with a flexible principal repayment method, allowing customers to repay interest and principal according to their financial capacity.

In the group of four state-owned banks, BIDV offers a supported interest rate of 5.5% per year fixed for three years, with a loan term of up to 40 years, and especially no principal repayment for the first five years on a maximum amount of VND 5 billion per customer.

VietinBank officially launched the HomeJoy preferential loan package with an interest rate of just 5.6% per year. HomeJoy offers loans of up to 100% of capital needs, with a loan term of up to 40 years and a principal grace period of up to 60 months.

Agribank offers a fixed interest rate of 5.5% per year for the first three years. Customers can borrow up to 75% of their capital needs when mortgaging the property formed from the loan.

Vietcombank applies a lending rate of just 5.2% per year for the “New Achievement House” product. Customers can use the property formed from the loan as security for the loan, with the bank supporting customers with loans of up to 70% of the value of the house.

For regular customers, many banks maintain attractive home loan interest rates. Currently, several banks offer borrowing rates of just 5-7% per year.

Some banks with attractive interest rates include BVBank, which offers a preferential home loan package with an interest rate of just 5% per year and a loan term of up to 25 years. Specifically, for loans with a term of 24 months or more, the preferential interest rate for the first six months is 4.99%, for nine months is 5.99%, 12 months is 6.49%, 18 months is 7.49%, and 24 months is 7.9% (applicable for a term of 48 months or more).

VIB Bank applies an interest rate of 5.9% per year for the first six months, with a maximum loan term of up to 30 years. TPBank also offers preferential loans with an interest rate of 6.5% per year for the first six months and a loan term of up to 25 years.

According to experts, home loan interest rates offered by banks are currently at their lowest ever, even lower than during the COVID-19 pandemic. The average lending rate is now around 5-7% per year, 3-4 percentage points lower than in early 2020, corresponding to a reduction of 30-50% depending on the bank.
