Latest Updates on Real Estate Projects in Ho Chi Minh City and Dong Nai Province

On June 4th, Task Force 5013 convened to address and resolve issues pertaining to granting pink book ownership certificates to homebuyers in several commercial real estate projects in Ho Chi Minh City.

The meeting was chaired by Mr. Nguyen Toan Thang, Director of the Department of Agriculture and Environment, and head of Task Force 5013.

The task force discussed and resolved obstacles to issuing pink books for the Palm A low-rise housing project, developed by Nova Land (Novaland, HOSE: NVL). This project comprises 178 low-rise houses and was initiated in 2019 with a total investment of approximately VND 1,400 billion.

Additionally, the task force agreed to grant certificates for 170 officetel units in the Sunrise City – North project, located at 27 Nguyen Huu Tho, Tan Hung Ward, District 7, also developed by Novaland.

Previously, on May 8, 2025, Deputy Prime Minister Nguyen Hoa Binh, along with leaders of several central ministries, worked with the leadership of Dong Nai province to address difficulties and obstacles related to Novaland Group’s projects.

According to Dong Nai authorities, during the review and handling of stagnant and wasteful projects in the province, they identified several Novaland projects in Bien Hoa City that were at risk of being wasted and required immediate attention.

Following the approval of adjustments to the general planning of Bien Hoa City, the People’s Committee of Dong Nai province directed the People’s Committee of Bien Hoa City to establish planning adjustments to resolve issues with these projects.

On May 29, the People’s Committee of Dong Nai province issued a decision approving adjustments to the detailed planning at a scale of 1/5000 for sub-area C4 under the general planning of Bien Hoa city. The scope of the adjustment covers Long Hung commune and a part of Tam Phuoc ward in Bien Hoa city.

The adjusted population scale of sub-area C4 is 140,000 people, a reduction from the previously approved scale of 140,000-190,000 people in the 2016 planning. Accordingly, several technical indicators and land-use functions in the area have been adjusted to align with the province’s urban development orientation.

This decision provides a legal basis for relevant authorities and investors to proceed with the next steps in the urban development process in sub-area C4.

In the stock market, NVL shares closed at VND 14,300 per share on June 6, marking a 76.54% increase compared to the session on April 9.
