The price range has just been announced by the Him Lam Thu Do and BIC Vietnam joint venture, the investors of the Upper Thanh social housing project (commercial name Rice City Long Chau), and it is certainly turning heads.

With a price of VND 27 million/m2, the smallest apartment (32m2) in the Rice City Long Chau project will cost approximately VND 864 million. The largest apartment (77m2) will cost approximately VND 2.08 billion.

The previous record belonged to the social housing project in Ha Dinh, Tan Trieu, Thanh Tri, Hanoi, with a tentative selling price of VND 25 million/m2.

In March 2023, the NHS Trung Van social housing project in Trung Van ward, Nam Tu Liem district, Hanoi, recorded the highest selling price at that time, at over VND 19.5 million/m2 (including value-added tax).

Prior to 2023, social housing prices in the capital city ranged from VND 13-17 million/m2.

If approved, Rice City Long Chau will be the most expensive new social housing project to be launched in Hanoi to date.

Located in Thuong Thanh ward, Long Bien district, the Rice City Long Chau social housing project comprises 1,980 apartments. Construction of the CT1 building commenced in late 2024, while the CT2 and CT3 buildings broke ground on June 2, 2025. The entire project is expected to be completed by Q4 2027.

According to the developer, the project offers 1,699 social housing units for sale, 245 units for rent-to-own, and 36 units for on-site resettlement.

The expected timeline for application submission is the end of Q2 or early Q3 2025. The anticipated timeline for signing sales contracts is Q3-Q4 2025.

In the lead-up to the launch, the developer has been providing online application guidance. According to their disclosure, thousands of people have already registered to have their applications checked.

The project continues to garner significant interest from the public. The project’s website has attracted over 75,000 visits, and this number is still growing, indicating a high “competition rate” for the upcoming sale.
