The master plan for this area involves developing a mixed-use, multi-functional urban area that integrates residential, commercial, and service spaces with tourism, education, healthcare, and high-tech agriculture. By 2040, this area is expected to accommodate approximately 62,400 residents, nearly four times the current population.

The subdivision is divided into five residential units, with Unit C being the most populous (26,350 people), followed by Unit E (18,800), Unit D (12,600), Unit B (3,050), and Unit A (1,600).

The area will also feature commercial centers, hotels, squares, resort complexes, and a cluster of schools to serve the nearby industrial park and Tho Xuan Airport. Additionally, there will be a modern ecosystem of healthcare, education, and cultural facilities. Notably, over 13.6 hectares of land are allocated for social housing to meet the housing needs of the workforce.

In parallel, Thanh Hoa province has also approved the G Subdivision, spanning over 516 hectares and covering five wards of Sam Son City. By 2040, this area is envisioned as a modern urban center for approximately 65,000 residents, with a flexible land structure: over 60% for residential use and the remaining for transportation, services, green spaces, and resettlement.

It is worth mentioning that the Sun Group has also commenced the construction of the Am Tien Cable Car and Commercial Services Area in Trieu Son District, Thanh Hoa. This is the first phase of the Am Tien Sacred Spiritual Tourism Complex, a VND 35,000 billion project. The highlight of this project is the 167.5-meter-tall Great Sun Buddha Statue, expected to become the tallest of its kind in the world.

Not long before that, Sun Group also inaugurated the sea square and a complex of high-end tourism and resort urban areas in Sam Son, completing the puzzle in the tourism-urban-resort ecosystem.
