The adjusted areas are based on Compliance Decision No. 1746/QD-UBND dated May 29, 2025, by the People’s Committee of Dong Nai Province on the approval of the local adjustment of the 1/5000 subdivision planning of Subdivision C4 according to the master plan of Bien Hoa City, Dong Nai Province, in Long Hung Commune and a part of Tam Phuoc Ward.

The adjustments were made at 10 locations, totaling nearly 105 hectares. The main adjustments involved functional land-use conversion, including residential, public service, green space and water body, technical infrastructure hub, transportation, commercial service, and concentrated parking land. The population scale after the local adjustment is approximately 47,600 people.
Dong Nai Waterfront City Company Limited is responsible for coordinating with the People’s Committee of Long Hung Commune to publicly announce the planning adjustments to the people and related units and seriously implement the approved planning.
Dong Nai Waterfront City Company Limited is responsible for contacting relevant departments, such as Finance, Agriculture and Environment, and Construction, to fulfill the investor’s obligations due to the detailed planning adjustments, which lead to changes in land allocation and lease decisions, investment procedures, etc. Ensure full financial obligations are met without causing state budget and asset losses, in accordance with current regulations.
The Waterfront Urban Area Project (renamed Izumi City) covers 170 hectares and is divided into nine separate subdivisions with a total of 13,500 products, with 21 hectares allocated for green space and 7 hectares for educational facilities.
The project is oriented towards the construction of an integrated urban model. This is a key project of the Nam Long Group with a total expected investment of VND 9,200 billion. The project’s products include Flora apartments, shophouses, terraced houses, detached villas, and semi-detached villas.
