A Similar Growth Cycle to Son Tra (Da Nang) in the 2013-2015 Period

Bao Ninh is the only peninsula located in the center of Dong Hoi City, surrounded by Bao Ninh Beach and Nhat Le River, directly adjacent to the three Nhat Le Bridges. This will be the vital connection between the administrative and tourist center and the surrounding areas.

Bao Ninh’s geographical structure is similar to Son Tra’s, with three sides bordering the water and one side connected to the mainland, offering an open yet distinct space for the development of integrated urban, resort, and night-time economy models.

Currently, land prices directly facing Bao Ninh Beach range from VND 40-80 million/sq.m, indicating the early stage of the cycle. Meanwhile, infrastructure is gradually being completed, including the Dong Hoi Airport, which is in the process of being upgraded to an international airport; the coastal road, the Vo Nguyen Giap commercial avenue, and pedestrian streets are taking shape; and key projects have emerged, such as Regal Legend, Muong Thanh, and FLC.

“If Son Tra is considered the eldest child of Da Nang, then Bao Ninh is a potential version in the making. The question is who will recognize it first,” shared an investor from Ho Chi Minh City.

Tourism Boom – A Lever for Luxury Real Estate

According to the latest statistics from the Quang Binh Tourism Department (now Quang Tri), in 2024, the province welcomed over 5.2 million visitors, exceeding the plan by 104%. This is an impressive figure considering the local population and existing infrastructure.

Notably, the area still lacks a supply of luxury apartments and integrated coastal urban areas, while the number of mid-range and high-end tourists continues to grow.

One of the prominent projects shaping Bao Ninh’s new face is the Regal Legend urban area developed by Regal Group. This is a large-scale commercial and residential complex with over 1000 internal utilities (central lake, pedestrian street, light square, international hotel…); A series of themed pedestrian streets: Hoang Van Sea Street, Vo Nguyen Giap Night Street, and Bao Ninh Lake Cultural Street.

The first four towers of luxury apartments in Dong Hoi – Regal Residence, have completed their foundation and obtained a sales license, helping to address the shortage of accommodation amid the tourism boom.

With its strategic seaside location, maturing infrastructure, large tourist volume, and the emergence of international-scale urban projects, Bao Ninh Peninsula is entering a growth cycle identical to Son Tra a decade ago. The difference is that Bao Ninh has the opportunity for more sustainable development thanks to its well-planned infrastructure from the outset and the presence of long-term capable investors.

“I don’t invest in places that have already increased tenfold. I invest in places with the potential to increase tenfold in the next ten years. For me, Bao Ninh is that point,” said Dinh Van Tuyen, a long-term investor in the Central market.
