According to statistics from 47 practicing notary organizations in the locality, in Q2/2025, the province recorded 6,591 land transactions, 388 separate residential transactions, and 18 apartment transactions, with a total transaction value of over VND 9.3 thousand billion.
The land segment continues to account for a large proportion with a value of over VND 7.4 thousand billion. In Da Lat city alone, there were 368 transactions, with a total value of over VND 2 thousand billion, equivalent to VND 5.5 billion per lot. Bao Loc city recorded 528 transactions, valued at VND 538 billion, with an average of over VND 1 billion per lot. Both cities saw an increase in the number of transactions compared to Q1/2025.
The separate residential segment also witnessed notable developments. Da Lat city led with 189 transactions, valued at VND 1,575 billion, up 74% from the previous quarter. Bao Loc city recorded 75 transactions, with a total value of nearly VND 138 billion, while Duc Trong district recorded 117 transactions, valued at nearly VND 136 billion. Don Duong district had 4 transactions and Di Linh district had 3 transactions, valued at VND 2.8 billion and VND 5.2 billion, respectively.
For apartments, Lam Dong province recorded 18 transactions, concentrated in Da Lat city, with a value of nearly VND 25 billion.

Reviewing 7 housing projects in 4th and 5th-class urban areas
Earlier, on June 06, the Lam Dong Province Department of Construction sent a document to the Provincial Department of Justice regarding the review of the draft decision regulating the areas where real estate investors are allowed to transfer the land use rights with technical infrastructure to individuals for self-construction of houses in the province.
According to data provided by the Provincial Department of Finance in Document No. 1743/STC-KTN dated June 05, 2025, there are currently 3 housing development projects in 4th-class urban areas and 4 projects in 5th-class urban areas in Lam Dong province.
Of these, 5 projects aim to build houses before putting them up for business, including the project to invest in constructing a part of Van Tam residential area, Lam Ha district, with 153 houses; Bi Doup residential area, Lac Duong town, with 166 land lots; Thanh Danh hill residential area with 151 houses; East of Dinh Van town, Lam Ha district, with 415 houses; and the new urban area of Nam Song Da Nhim in Lien Nghia town, Duc Trong district, with 3,385 apartments.
And 2 projects aim to transfer the land use rights with technical infrastructure to individuals for self-construction of houses, including Di Linh market and residential area with 469 land lots, and Lac Duong new residential area with 287 land lots.

On June 13, the Provincial Department of Justice, in Document No. 1211/SXD-QLN, stated that the Department of Construction had not reported on the handling and impact assessment of 4 out of 7 projects in 5th-class urban areas in the province when they are no longer within the scope of the draft decision.
Therefore, to have a basis for proposing and advising the Provincial People’s Committee, the Department of Justice proposed that the Provincial People’s Committee assign the Department of Construction to review the 4/7 projects in 5th-class urban areas and assess the impact when 5th-class urban areas are no longer within the scope of the draft decision, in order to have a basis for reporting to the Provincial People’s Committee for the issuance of a decision in accordance with regulations and practical situation of the locality.
