The One World – A Visionary Urban Project by Kim Oanh Group
In a recent development, the People’s Committee of Binh Duong province has issued a decision on land retrieval and adjustment for the implementation of The One World urban area project, invested by Kim Oanh Group. The total area subject to retrieval and adjustment stands at 228,893.3 sq. m.
The provincial People’s Committee will allocate land with collection of land use levy on an area of 228,425.2 sq. m, intended for urban residential purposes.
Additionally, 115,427.6 sq. m of land will be allocated free of charge for the development of public recreational, entertainment, and community activities, along with transportation infrastructure.
A portion of land spanning 34,706.4 sq. m will be leased on an annual basis for the construction of cultural, health, educational, and commercial service facilities.
Notably, the People’s Committee has also adjusted the land area for Kim Oanh Group to execute technical infrastructure items outside the project boundary, covering approximately 85,445.1 sq. m, encompassing external transportation, other technical land, specialized green space, and river, canal, and stream land.
The land use term is set until June 25, 2075, and the land price will be calculated and determined in accordance with prevailing legal regulations.
The Department of Agriculture and Environment is tasked with coordinating relevant departments to advise the provincial People’s Committee on determining the land price for calculating land use levies. They will also oversee the issuance of land use right certificates and ownership of assets attached to the land for Ho Chi Minh City Kim Oanh Investment and Development Joint Stock Company upon completion of their financial obligations.
Furthermore, they will demarcate and hand over the land on-site, as well as rectify land administrative records and databases.
The Area XVI Tax Department will be responsible for calculating land use levies, land rent, and other related financial obligations. They will then notify the Ho Chi Minh City Kim Oanh Investment and Development Joint Stock Company to pay the land use levies, land rent, fees, and charges as stipulated.
The One World, a large-scale complex urban project, is developed by Ho Chi Minh City Kim Oanh Investment and Development Joint Stock Company, a member of Kim Oanh Group. With a total investment of over $1 billion, the project spans nearly 50 hectares and is a collaboration with prominent Japanese corporations, including Sumitomo Forestry, Kumagai Gumi, and NTT Urban Development.
