On June 29, the People’s Committee of Da Nang announced a decision to adjust and supplement land prices in the area. This is the second time the land prices have been adjusted this year.

More than 2,600 routes in the area experienced significant land price fluctuations. The most expensive location is Bach Dang Street along the Han River, from Le Duan to Nguyen Van Linh, with prices reaching nearly 341 million VND per square meter. According to the old land price framework, which took effect on January 1, 2025, this street was priced at over 286 million VND per square meter.
Many other routes also witnessed sky-high prices after the adjustment, such as Vo Nguyen Giap Street, from Pham Van Dong to Vo Van Kiet, with prices reaching nearly 280 million VND per square meter; Nguyen Van Linh Street, from Bach Dang to Phan Thanh, with prices exceeding 242 million VND per square meter; and Vo Van Kiet Street, with prices nearing 228 million VND per square meter.
In this adjustment, Ngu Hanh Son District had the highest rate of increase, with urban area roads rising by 172% and unnamed roads in residential areas increasing by 157%.

Hoa Vang District also saw a 170% increase in rural residential land prices and a 160% rise for unnamed roads in residential areas. The remaining localities had average increase rates ranging from 125% to 156%.
This decision on price adjustment will take effect on July 7. According to the People’s Committee of Da Nang, the adjustment of the land price framework aims to ensure that land prices are closer to market prices and to reduce state budget losses in land-related revenues.

Notably, they have proposed the establishment of a state-managed Real Estate Trading Center, which stands out as a significant initiative.
